We will be embarking on a large-scale, multi-city market expansion over the next 12 – 18 months. As a part of this process, we will be working with a real estate advisory firm to identify suitable head end real estate in each city, negotiate leases, and build out each space to meet our specifications. We are looking for an energetic Expansion Project Manager to oversee these build-outs, participating in their design and successful build completion, including all rack, data center equipment, and cable installation. Responsibility for a particular site ends when the local manager accepts the site as running. Below are the job responsibilities and requirements.


  • Prep

Prepare and negotiate cost estimates, budgets, and work timetables

Work with Real Estate Project Management team, Architect, and Expeditor to determine all relevant zoning, permitting, code, and landlord restrictions relevant for the project

Obtain all required approvals in writing from landlord, GC/CM that project will meet all local legal requirements, building and safety codes, and other regulations

  • Detailed Design

Communicate our defined detailed design requirements for Mechanical, Electrical, Plumbing (including Fire Suppression), Painting, Flooring, and Architecture trades

Incorporate building codes, permitting, and zoning requirements and restrictions into design considerations (e.g. sprinkler locations, rooftop regulations, structural engineering analyses, etc.)

Incorporate our defined RF requirements into design considerations (e.g. antenna location in relation to surrounding metal objects, proximity of objects or electrical components that are known to interfere with RF reception, etc.)

Work closely with engineering team to make judgment calls with respect to design trade-offs and cost of construction at each site

Establish firm use-of-space requirements up front with CG or GC and ensure these principles are pushed down to all of the trades and reinforced regularly (weekly)

Engage management when appropriate to consider significant deviations from intended design

  • Construction Oversight

Report on work progress and budget matters to management

Collaborate with architects, engineers, and other construction and building specialists to resolve problems or emergencies

Aggressively manage to budget and time line

Engage management when appropriate to consider significant change orders from intended design

  • Data Center Stand Up

Coordinate fiber internet service installation

Coordinate equipment delivery and receipt (racks, servers, data processing equipment, switches, antenna hardware)

Coordinate and oversee equipment installation per company specifications

Coordinate site readiness with management (particularly engineering and marketing)

  • Sustain

Coordinate maintenance contracts for mechanical equipment

Participate in staffing sites with talented local network and hardware engineers


10+ years project management, preferably in the real estate expansion arena

3+ years experience reading architectural / MEP plans

50% + travel will be required (remote office near a major airport); must have a valid drivers license with no violations

Exacting attention to detail

Engineering degree

PMP preferred
