The leasing agent is responsible for the day-to-day leasing operations of an apartment community with a focus on resident retention, increasing occupancy and superior resident relations. Build a strong team with common goals and objectives.
Manage day-to-day marketing, sales and customer service efforts to meet and exceed performance targets.
Coordinate and supervise execution of outreach programs.
Review first impression items on a daily basis – curb appeal, offices, professional attire of staff and model apartment – to ensure adherence with company standards.
Review shopping reports and monthly traffic reports with Regional Marketing Specialist and Regional Manager and recommend adjustments and revisions to advertising plan and pricing based on data.
Monitor property and staff to ensure compliance with all Fair Housing requirements, Human Resources policies, Operations policies and procedures and Risk Management program.
Review all housing violations or potential problems with Regional Manager on a timely basis.
Ensure all vacated apartments are properly inspected, follow-up on status of notice to vacate units and assess repairs/maintenance needed on turnovers and monitor work accordingly.
Ensure all lease agreements are properly executed according to company policy and procedure and are forwarded to corporate office as per schedule.
Conduct weekly meetings with all manager to communicate pricing updates, company news, review status of move-ins, move-outs, evictions, work orders, turnovers and rent-readies.
Perform all other duties as requested.
Previous supervisory experience required.
Knowledge of Fair Housing laws and regulations.
Goal-oriented, organized and focused.
Superior verbal and written communication and presentation skills.
Ability to communicate company vision effectively and consistently
Proficiency with Microsoft Office suite (Word, Excel, Outlook).
Proficiency with property software preferred.
Willingness and ability to learn additional software packages as they relate to the business.
Proficiency in reading and writing English required.
Valid driver’s license and insurance required.
