Experienced Property/Asset Manager (full- or part-time)

COMPANY BACKGROUND:
Bridgeton Holdings is a private equity real estate investment firm focused on making value-add equity and/or debt investments throughout the United States. The firm was founded 35 years ago and invests in apartment complexes, offices buildings, shopping centers and hotels.

OVERALL OBJECTIVES:
The Company seeks a hands-on operationally oriented Property Manager. This position will report to the Investments Team. Position will be concentrated on assets (multi-family, office and retail) located in New York City (Manhattan). The main objective of the Property Manager will be to run all aspects of a portfolio of apartment buildings located in Manhattan. Depending on level of experience and training, the position could also be responsible for additional assets located in Manhattan and upstate New York.

MAJOR GOALS:
Financial

  • Prepare Property Level Operating and Capital Budgets Annually
  • Prepare monthly reports highlighting any issues/concerns and financial performance against Budget
  • Oversee and Approve all expense billing
  • Oversee all tenant allocations and billings for CAMS and insurance (office & retail)

Tenant Services

  • Oversee, with on-site staff, renovations and market readiness of vacant units & spaces
  • Oversee and document issues related to tenant move-in and move-out
  • Oversee existing tenant maintenance calls with on-site staff and third-party vendors
  • Coordinate with support staff on tenant calls and written communication

Ownership

  • Oversee documentation of properties (plans, pictures, lease files, property profiles, files and photos)
  • Monitor tenant compliance with lease terms including tenant alteration provisions
  • Monitor property physical condition with site visits/inspection
  • Rent collection work with delinquent tenants
  • Supervise third party vendors, and monitor performance and pricing (landscape, roof, HVAC)
  • Work with executives regarding litigation where needed
  • Oversee tenant compliance with lease covenants
  • Work with leasing associates for residential leasing activities, including marketing strategies
  • Update data base as needed (requires Excel skills)

SPECIFIC EXPERIENCE:

  • Bachelor's degree required, preferably in business/accounting
  • Minimum 5 years experience in leadership role(s) involving property management, and/or asset management
  • Must have extensive experience managing rent stabilized/rent controlled multi-family properties located in Manhattan
  • Effective written and verbal communication at the senior business level
  • Ability to review and evaluate financial statements
  • Ability to prepare, review and assess business strategy assumptions and plans
  • Must have excellent computer skills with capability of creating Excel spreadsheets and word docs
  • Knowledge of Real Page, Yardi or other similar real estate software required

COMPENSATION:
TBD, depending on level of experience.
