CCMS offers its Construction Management (CM) services in several different formats to fit the particular needs and constraints of any given project. These services are summarized below:


CM as a Professional Service - CCMS provides Construction Management as a Professional Service to public and private clients. In these cases, CCMS does not act as
 – more... the contractor but as the representative of the owner. We are currently providing such service to Woodbridge Township and Middlesex County for the publicly bid new bridge at Main Street and Woodbridge Center Drive. CM at Risk - CCMS also provides services as a CM at Risk, where CCMS also acts as the Contractor managing the project while also assuming the risk of construction. The CM is involved in and/or often times responsible for, the project design as well. This work is typically performed in the private sector, and offers an Owner a single entity to deal with for the entire design and construction phases of the project. This offers the Owner the ease of a single point of contact and responsibility, and offers substantial project savings due to the continuity of services provided. Bond Completion Work - CCMS is one of the few Construction Management firms offering services in the Bond Completion Market. This service is provided to Sureties when they are in need of a completion Contractor to complete a project in which the original Contractor has been terminated or is otherwise unable to complete a project that the Surety has bonded. These projects are some of the most difficult in our business; they include not only the difficult issues associated with all complex projects, but they have the added dimensions of: a) picking up the pieces of a project which is, by definition, in array, and b) dealing with the added coordination due to a frustrated owner, the Surety and their lawyers and consultants, and perhaps even the original contractor.
