Results Expected
The Project Manager is accountable for the timeliness, completeness, quality and cost of the project generally from the design phase through completion of construction. He/she is expected to establish a positive and effective relationship with key contacts at our client and to ensure at all times, the delivery of quality workmanship and excellence in customer service. The Project Manager has broad responsibility for establishing our firm as the “firm of choice” in the eyes of the clients he/she serves.

Establish and maintain effective relationships with the owner, GC and architect
Work closely with the proposal/estimating dept on development of the project.
Strong Contract language review skills; work with Risk Management to minimize risk.
Ensure the establishment and maintenance of the Master Activity Schedule, master resource planning, and meeting expected client schedules, make available Oversee final design information, procurement of materials and contracts, lead times for fabrication and field installations.
Meet at regular intervals, with the owner and architect for the purpose of reviewing all aspects of the project and keep the owner advised on the budget status and project schedule
Manage overall project budget including, but not limited to design, procurement, construction and other soft costs.
Develop, monitor and maintain procedures dealing with change orders including supporting documents for finance.
Work closely with finance on projections and coordination of billings to ensure positive cash flows.
Provide detailed support of all monthly projections including change orders, cost increase/decrease in order to provide an accurate profit projection.
During construction, have the foresight to anticipate unforeseen conditions, errors and omissions, contractor claims and owner requests, gaps in the construction documents as well as field conditions that may require redesigns, to establish an accurate cost to complete for the project
Hold regular meetings with owners and architects to review project progress and to ensure that all key players are on-the-same-page; ensure that minutes from these meetings are produced, distributed and filed
Prior to substantial completion, coordinate and manage the compilation of the punch list with the owner and architect, interface with contractors to ensure that each item is satisfactorily completed
Working understanding of general business operations including sales, finance, operations, and purchasing.

Experience & Education Guidelines

Four year degree in Engineering , Business Administration
Minimum eight to ten years hands-on experience in commercial construction.
OSHA 30-hour certification a plus
A demonstrated commitment to exceeding client expectations.
Demonstrated problem solving skills; ability to face challenging situations, view from a variety of different angles; assess strength of options, select and implement the best solutions.
Outstanding verbal and written communication skills for interacting with people one-on-one as well as in groups. large groups
Ability to prioritize multiple tasks.
Competency in the following computer programs: MS Windows, MS Word, MS Excel; Primavera & MS project management software, hands-on experience with a database program

Strong interpersonal skills
Ability to lead change in a multi-discipline organization
Strong analytic skills
Ability to rationalize and develop a concept from start through implementation
