Title: Construction Superintendent (Commercial Real Estate)
This Position Supervises: On-site Project
Position reports to: Project Manager
This is a temporary/project related position- 6 – 9 months- with possible perm employment opportunity
Eastman Companies is seeking a talented Construction Superintendent to oversee a large interior construction project located in North Jersey.
The Construction Super is responsible for the overall planning, implementation and execution of the interior project. The ideal candidate will have 5+ years of extensive knowledge of the building process. In addition, the candidate for this role will demonstrate strong leadership and teamwork skills, and have the ability to influence and direct the efforts of sub-contractors, vendors and suppliers to meet deadlines. The Superintendent will also work closely with the Project Manager to ensure timely and quality completion of construction process.

Site Super is responsible for the management of onsite construction for real estate company in operation for 34 years.
Primarily commercial and retail with potential work with parking garage
Coordination on-site with office activities.
Organizing and overseeing job-site administration and supervision.
Developing, monitoring, updating and communicating the progress.
Managing the direct labor force and maintaining labor relations.
Managing sub-contractors, schedule, quality of work, coordination of trades.
Being thoroughly familiar with the requirements of the general contract, thereby identifying changes, conflicts, etc., those are beyond the scope of responsibility.
Other Duties and Responsibilities:
Attend pre-construction meetings
Coordination with subcontractors, Building Management and tenants.
Supervision of all ongoing work day/night and weekend.
Meetings with architects and engineers to review unforeseen conditions
Daily status reports on job progress to Project Manager. Detailed daily reports
Coordination with Building Management for any building systems shut down.
Daily job site reports.
Record and receive material as necessary.
Record progress photos as required.
Coordinate all project inspections and maintain record of such.
Enforce company safety policies for company and subcontractors on site.
Enforce housekeeping with company and subcontractors at site.
Enforce quality control standards for entire duration of project.
Generate and distribute subcontractors a company pre-punch list prior to final punch list from owner.
Enforce timely completion of pre/punch list with subcontractors.
Submit daily work tickets company/subcontractor weekly.
Meetings-Attend job orientation meetings, Pre-Construction Meetings, All project meetings, Monthly departmental meetings.
5+ years of industry experience
4 year degree preferred
Ground Up optional
OSHA 10 or 30 hour course
Experience with MEP
Excellent computer skills
Extensive working knowledge of the building process.
