We're a fast growing short sale real estate team in Baltimore and need talented individuals to join our team to become Short Sale Negotiators and save our clients from foreclosure. This position is a direct report to the Vice President of our Short Sale Division.
Sample Job Responsibilities:
â€¢ Manage lead research process.
â€¢ Obtain/ Review/ Submit documentation from clients in order to satisfy requests from lenders
â€¢ Review and analyze clients' financial documents, such as Financial Statements, Hardship Letters, Tax Returns, Bank Statements, and Pay Stubs
â€¢ Assist clients in completion of lender forms
â€¢ Maintain regular contact with the short Sale lenders throughout the process to ensure proper processing and qualification for available short sale programs.
â€¢ Regularly update clients and agents on the status of transaction
â€¢ Prepare preliminary HUD1's and offer packages
â€¢ Manage valuation appointments (BPOs and Appraisals) by accompanying appraiser during walkthrough
â€¢ Assist transaction team in various transition issues between departments
â€¢ Design and improve processes
â€¢ Maintain lender contact database
â€¢ Serve as a main point of contact for clients/cooperating agents/other departments
â€¢ Supervise the work of the Assistant Transaction Coordinators and any Runners on the team
â€¢ Schedule closings with all parties involved in our transactions
â€¢ Spearhead system improvement and development
â€¢ Manage and maintain database of contacts
â€¢ Assist with marketing efforts
â€¢ Assure that all post-closing disbursements, filing, and procedures take place
â€¢ Communicate with customers, clients, other agents and service providers throughout the closing process
â€¢ Be responsible for keeping the entire team updated on the progress of all contracts and advise team members when they need to become involved in negotiations or problem resolution
â€¢ Maintain all vendor and service provider files
â€¢ Ensure that fiduciary service is delivered to our clients from contract to close
â€¢ Maintain knowledge of investor, lender and insurer guidelines related to processing short sales
â€¢ Document transaction status in online Transactional Software by updating documents, contacts, activity notes, and managing offers
â€¢ Coordinate with Title Companies in regards to liens and other short sale related closing issues
