I. JOB SUMMARY:

The Asset Manager is responsible for investor reporting, financial analysis, and research and administrative aspects of the company’s real estate assets and investment portfolios. The ideal candidate should possess leadership and decision making abilities that include relationship management, creative problem solving, critical thinking, negotiation, attention to detail, and analytical skills necessary maximize the value of multi-family and mixed use real estate projects. The Asset Management Associate will be expected to work with various departments and various people within and outside the firm.

II. FUNCTIONS WILL INCLUDE:

  • Work closely property managers and leasing agents to provide direction and oversight of business plans, budgets, forecasts, leases, analysis and approvals during project planning phases, lease-up and post stabilization
  • Create, manage, and track portfolios of real estate as well as individual assets
  • Identify issues and opportunities for project and/or portfolio assets and institute fixes or drive opportunities to maximize value
  • Manage cash flow, distribution analysis and investment projections
  • Provide unit mix, rental rates, and operating costs and management/lease-up needs to development team for potential development or acquisition projects
  • Provide information to development/finance for project/expenditure approvals/credit and participate in credit committees when required
  • For refinances during/after stabilization; create and update finance packages and financial reports
  • Critique and input on Development life cycle financial analysis for each asset through disposition
  • Manage coordination of post-acquisition activities and integration of asset into the firm’s ownership portfolio
  • Manage investor reporting
  • Responsible for asset disposition and/or refinance process
  • Compile and report current market knowledge on every asset and market of assets
  • Research trends, rates, pricing, occupancy, costs, utility information, etc. on a macro and micro level
  • Attend weekly staff meetings
  • Provide support to all departments
  • Other duties as assigned

III. EDUCATION AND/OR EXPERIENCE:

  • A bachelor’s degree or equivalent, ideally specializing in Business, Finance, Economics, Property Management or Real Estate
  • An MBA Degree and/or CFA or CPA
  • Proficient in Microsoft Excel, Word, Project, Power Point
  • Experience in the acquisition of, disposition of, asset management of real estate assets; preferably multi-family assets
  • Five years of experience in asset/investment/property management
  • Prefer experience with institutional level or institutionally capitalized firms
  • Prefer experience in lease-up development type asset/property/investment management than stabilized
  • Prefer experience/knowledge of property management software; specifically LRO and Yardi
