Our investment and asset management responsibilities include oversight of partnerships with leading institutional and high net worth investors, structured transactions with the Federal Deposit Insurance Corporation (FDIC) and investment in a Public Private Investment Fund (PPIP) with the U.S. Department of the Treasury. Rialto has acquired over $5 billion in distressed loans and properties in this cycle.

The Phoenix office of Rialto Capital is looking for a Temp-to-Hire Analyst to support the team with acquisition and management of properties within a sizable, diverse and opportunistic real estate portfolio consisting of commercial operating properties, residential subdivisions and land.

Position will work in support of the Asset Managers to provide portfolio and project specific support throughout the entire real estate process including acquisitions, dispositions, entitlements, operations, construction, development and leasing.

Upon successful completion of evaluation period, this position has the opportunity to move to full time with full benefits and paid time off.

Analyze current real estate holdings and recommend long term investment and disposition strategies.

Assist with the portfolio management process by providing input and information to the Asset Manager and Director.

Financial analysis and underwriting of new acquisitions and existing assets in terms of hold vs. sell analysis.

Write and prepare asset valuations and business plans. Work with Asset Managers to prepare cash flow models, valuation analysis and property proformas.

Perform analysis of property operations including review of budgets, operating statements, rent rolls, traffic reports, bank statements, capital improvements, etc.

Model NPV’s, land residual values, property valuations, and DCF’s utilizing Excel.

Track greater Phoenix economic activity and research market comparable sales and leasing transactions. Research, analyze and produce weekly and monthly reporting related to the real estate market.

Support A/R and A/P as well as work with Risk Management to obtain property Insurance.

Maintain and organize project files with respect to: property and corporate documents; contracts, agreements and documents from architects, engineers, contractors, property managers, real estate brokers, etc.

Process agreements, permits, plans and fees with various jurisdictions and utilities.

Maintain and fulfill corporate reporting deadlines under guidance of Asset Manager.

Work with property managers, receivers, loan officers and facility managers on residential and commercial properties.

Schedule and coordinate minor construction activities with contractors and other applicable parties.


Candidates must have a bachelor’s degree in Business, Finance or Real Estate. Masters, MBA or MRED a plus.

2-5 years of relevant business experience within commercial real estate or the equivalent, including internship experience within the commercial real estate industry. Previous underwriting, acquisitions, transactional, development and asset management experience is preferred.

A working knowledge of real estate, financial and accounting concepts.

Familiarity with valuation methods, strong financial modeling skills.

Strong writing skills with the ability to thoroughly document and provide written reports conveying complex real estate matters to a diverse audience.

Understanding of real estate documentation pertaining to ownership structures, legal contracts, accounting, and property operations.

Extremely detailed organizational skills, the ability to multi-task on a number of different projects at the same time, with adaptability to changing priorities and needs.

Personal commitment to excellence with demonstrated self-direction, outstanding initiative and work ethic.

Must be Team-oriented and work well in a collaborative environment with integrity and professionalism.

Proficiency in MS Word, Excel, Outlook and PowerPoint.

Intermediate to expert level Excel modeling and proficiency with Argus are preferred.

Light travel may be required to and from project sites, jurisdictions, utilities, etc.
