POSITION SUMMARY:
A leading management company is seeking a Director of Facilities to manage all aspects of the facility operations, physical plant and maintenance operations, including building scheduling and maintenance, custodial, safety, security, and grounds maintenance. Plans, oversees, and coordinates the implementation of construction and capital improvement projects, and directly participates in overall facilities planning.

MAJOR RESPONSIBILITIES:
Provides technical leadership for the integrated physical plant activities and Mechanical, Electrical, and Plumbing components, to include maintenance and construction, facilities management, custodial services, grounds and landscaping.
Develops training programs and ensure all staff members are proficient in operating and maintaining all related building mechanical, electrical, and plumbing systems.
Develops, implements, documents and maintains effective facility maintenance policies, procedures and programs to include P.M. Software program tracking, HVAC systems and equipment(ensures the HVAC operation including boilers, chillers, pumps, other pressure vessels and electrical systems), electrical systems and equipment, refrigeration systems and equipment, kitchen systems and equipment, structural systems, facility hardware systems and equipment, and facility material handling and specialty equipment.
Ensures maintenance operation of all emergency-related equipment and systems in all facilities, including, but not limited to, fire pump and sprinkler systems, emergency light systems, and fire alarm panels and devices.
Oversees and provides cause for proper control and care of mechanical, electrical and plumbing inventories or supplies, spare parts, shop tools and equipment. Oversee and provide cause for proper maintenance and care for mechanical shop conditions.
Maintains safe working conditions and safe working procedures in a clean and orderly working environment.
Oversees related contracted maintenance agreements.
Develops bid specifications, renew agreements, and manages all other related items to insure that acceptable and quality performance levels are achieved.
Works with Operations Department to oversee the planning, coordination, and implementation of major capital improvement projects for the facility.
Evaluates preventive maintenance programs; modifies programs to increase efficiency and effectiveness.
Supervise full-time and part-time engineering and maintenance staff. Properly schedule staff to cover facility operating hours in an efficient and effective manner. Assign specific work tasks and monitor progress as to timeliness and quality of results. Ability to communicate effectively, both orally and in writing.

QUALIFICATIONS:
Bachelor’s degree in Engineering with a minimum of (5) years full-time work related experience in the public assembly industry and/or equivalent combination of education and experience
EPA Certification and Fork lift certification preferred
Demonstrate knowledge for major venue and/or multi-plant experience in operational procedures, facility capabilities, industry terminology, event-related service and technical requirements for the types of events anticipated at the facility.
Knowledge of state and local electrical codes and ordinances.
Understand and be capable of insuring that all laws, building codes, ordinances, policies, procedures, risk management and emergency procedures are followed
Ability to read and interpret blueprints, building plans, and specifications.
Be familiar with the principles and techniques of supervision, training, budget preparation and purchasing
Possess any licenses, certificates or training required by local, state or national authorities for the operations of the equipment found in the facility
Respond to routine, precautionary and emergency alarms from building automation and life safety systems. Follow and adhere to all safety precautions and procedures
Operate equipment such as light trucks, pallet jacks, forklifts, skid loaders, scissor lifts, JLG lifts, scrubbing machines or other light power driven equipment
Operate Simplex Fire Alarm Panel and related Simplex Systems
Skill in examining and re-engineering operations and procedures, formulating policy, and developing and implementing new strategies and procedures
Knowledge of building trades repair and maintenance.
Knowledge of the methods, practices, and materials used in building construction.
Knowledge of the principles of HVAC systems and controls.
Knowledge of the repair and maintenance principles of HVAC systems and controls.
