TITLE: Manager of Environmental Services
REPORTS TO: Director of Business Operations & Hospitality
DEPARTMENT: Environmental Services
The Manager of Environmental Services manages the overall maintenance and cleanliness of the internal
community building and external grounds. This position ensures that all preventive and corrective maintenance
and cleaning is performed for the health, safety, comfort and wellbeing of all residents, guests and team
members in accordance with the established state and federal code of regulations. Functioning similar to a
beautiful higher end hotel or private club, this position ensures immaculate surroundings and exceptional
customer service.

 Provide exceptional customer service, utilizing courtesy, dignity and respect in all of the following
o Work as a team with housekeeping to take accountability for the building and grounds; monitor
the look, smell, cleanliness and maintenance of all spaces
o Appreciation of working with a community centered around purpose and wellbeing for seniors
o Ability to interact and have patience with elder concerns
o Ensure all preventive and corrective maintenance work orders are completed on a timely and
thorough basis, including, but not limited to, Heating, Ventilation and Air Conditioning (HVAC),
plumbing, electrical repairs, furniture and/or equipment repairs, picking up trash, keeping
common areas neat, sweeping walks and curbs, watering lawn, trees, shrubs, and flowerbeds,
shoveling walks, sanding and salting icy areas
o Plan inventory and order supplies and other necessary purchases, while managing supply and
labor budgets
o Lead the cooperation, education and team work of the maintenance and housekeeping staff
o Develop relationships with residents and solicit input on housekeeping and maintenance issues
o Participate directly in preventive and corrective maintenance on community equipment and
o Ensure that organizational and regulatory expectations are met
o Ensure that equipment is maintained and safety and sanitation guidelines are strictly adhered to
o Recruit, train, develop, coach and motivate maintenance and housekeeping services staff to
uphold high level of service standards
o Oversee the training of emergency procedures and MSDS sheets maintenance and housekeeping
services staff

o Create requested maintenance reports to identify and track trends in order to anticipate future
work projects and costs
o Develop staffing plans and schedules to ensure excellent customer service
o Remain on-call twenty four hours/day, seven days/week unless arrangements have been made
for someone of comparable authority to receive emergency calls
o Assist in creating an environment that fosters professional growth and achievement, and
participate in ongoing training and development necessary for successful performance
o Team members are a visual representation of The Waters community; team members are
expected to maintain a high standard of professionalism in appearance
o Perform other related work activities as needed
 H.S. diploma or equivalent
 Minimum of three years’ experience in all phases of building maintenance, preferably in the hospitality
industry or a senior living community
 Minimum of two years’ experience in a supervisory role
Advanced training in electrical/mechanical/technical building systems and equipment preferred
 Exceptional commitment to customer service, and team member and resident wellbeing
 Excellent time management skills
 Ability to lead teams, create energy and a good working environment
 Strong leadership, communication, management and organizational skills
 Ability to adapt resources and meet the needs of the situation
 Demonstrated proficiency with budget management
 Knowledge of local and state regulations and safety codes
 Highly proficient using technology
 Ability to walk and/or stand during entire shift
 Ability to reach, bend, lift, carry, kneel, crouch, crawl and stoop
 Ability to regularly lift and/or move up to 50 pounds
 Ability to withstand external weather conditions
 Ability to carefully handle chemical cleaning solutions
