The Maintenance Mechanic/HVAC performs a variety of maintenance & plant operating duties under the supervision of the Zone Manager, The Maintenance Mechanic/HVAC is guided by a general knowledge of carpentry, painting, minor electrical, plumbing, mechanical system repairs, plant maintenance, and is skilled in the use of tools and basic maintenance supplies.
Performs a variety of duties in relations to maintaining, repairing, and operating plant /HVAC equipment.
Ability to assist on all normal & minor repairs and reports major problems to Supervisor(s)
Ability to install, maintain, repair, systems & facilities related to a particular trade or a combination of trades, using power / hand tools and other necessary equipment.
Ability to perform a variety of other semi-skilled and skilled work in various trades such as carpentry, plumbing, painting, minor electrical, and maintaining basic temperature controls.
Ability to clean, lubricate, perform basic repairs, or diagnoses malfunctions of HVAC equipment, sprinkler & standpipe systems
Ability to perform basic troubleshooting and repair of HVAC systems.
Ability to analyze basic building mechanical/HVAC problems
Performs a variety of building services’ duties
Responds to emergency concerns in the facility and makes emergency repairs as needed on mechanical/HVAC equipment.
Performs basic maintenance duties on any shift as assigned, and contacts supervisor(s), skilled trade’s vendors, or on-call personnel as instructed
Maintains logs, performs rounds, and completes mechanical/HVAC preventative maintenance work orders, tests, and inspections
Maintains shops and mechanical areas in a clean and safe manner
Serves as a member of the facility’s fire response team.
Performs related and other departmental duties as required.
Education and Experience Required: High school diploma – 2 years of trade school or “on the job” related experience – 2 years experience as a Maintenance Mechanic/HVAC or technician in a similar sized institution. The ability to read, comprehend and transmit detailed written or verbal instructions.
Equipment, Machine, or Manual Skills Required: Good physical condition and a general understanding of electro-mechanical equipment. A demonstrated skill in HVAC trade and basic understanding of other trades acquired through education or similar on-the-job training.
Physical Demands: Sits, stands, bends, kneels, climbs stairs, ladders, and equipment. Must have ability to lift medium and/or heavy equipment and tools.
Working Conditions: Exposure to extreme degrees of heat, noise, dust and dirt, requiring the use of Personal Protective Equipment (PPE). Must possess ability to meet deadlines and make sound decisions. May be required to work various hours necessary to maintain facilities in a safe manner, including working weekends and evenings.
