Since its founding in 1977 TWG has focused on multi-family and senior residential development and construction, but it also has completed numerous commercial and hotel/lodging projects. As a result of its extensive development, construction, property and construction management, and con-sulting experience, which spans the entire U.S. and in large part because of its team approach and philosophy TWG positioned itself as a real estate firm capable of successfully completing virtually any real estate project in any locale. TWG functions extremely well at a high level of efficiency with a limited number of full-time employees, numerous part-time personnel, and quasi-partnerships with a select group of outside professionals, such as architects, contractors, consultants, attorneys, brokers, engineers, and management and marketing groups. As a result of this network (which has taken almost 30 years to solidify), and the outsourcing of many elements of the work, TWG is able to accomplish tasks that are disproportionate to its size.
The bulk of TWG's multi-family development work has focused on "affordable" housing, including rental and for-sale, with a recent emphasis on senior's housing. TWG has had broad experience with HUD multi-family programs and the U.S. Department of Agriculture's (USDA) insured multi-family housing programs.
As of 2006 TWG is the largest developer of USDA "538" multi-family housing in the U.S., having developed the most projects as well as the largest projects in the Program's history. Working with investment bankers and attorneys TWG pioneered a financing method for "538" insured projects, and as a result developed approximately $65 million of 538 pro-jects. Its projects were the first to receive an institutional grade rating ("A1") from Moody's In-vestor Services. In addition to the USDA's 538 and 515 programs, TWG has developed numerous market-rate properties of all types, from single family, to condominiums and townhomes, to assisted living facilities. TWG has also worked with FHA's 202, 236, 221(d)(3) and (d)(4), and 232 mortgage insurance programs.
In total TWG has been responsible for the development, management, construction, and/or operations of over 7,500 housing units of all types.
A major thrust of TWG's current business activities centers on a cooperative effort with various firms, as well as the U.S. Department of Agriculture (USDA), to preserve low-income housing in rural areas. TWG is in the process of acquiring a number of portfolios of properties that will either be refinanced with new mortgages and rehabbed, or will be rehabbed using low - income housing tax credits.
