We are interested in an opportunity of being on-site managers for a 13 unit building but have no clue what to expect as far as compensation goes. From what I heard from the current manager (who is moving out and we will be taking over the apartment), we would be getting $200 rent credit. The building does not have a pool or other amenities - it is just a brick 3 story building. Duties include keeping the public areas clean, mowing the lawn (not huge, I guess 20 min job) and shoveling snow off the sidewalk (again, 20 - 30 min job depends on the snow), handle tenant and prospective tenant calls, very light maintenance and showing vacancies (only in summer, not in winter). The current apartment manager says there hasn't been weird problems in the building, all current tenants are quiet. Current manager said on average she works 3 hrs a week.
Is this an OK deal? If it is not, what would you recommend for an acceptable deal?
