I am a residential appraiser looking for some insight on the closing costs that buyers must typically pay.

Does anyone have a rule of thumb for the expected range?

Also, some description of the itemized fees would be helpful. I'm asking because I'm often times asked by my clients if their getting milked on fees. Its not my area of expertise but the questions have really started to intrigue me.
