I'm in need of a true HML as well to take advantage of some of the awesome deals in my area. Please let me know if any of you have had any luck finding someone who looks at the deals more than the credit scores. Also, if there is an up front fee please do not respond. Thank you.

I have a client with a land that has an appraised value of 1,050,000 and he owes 240,000. He is looking for a hard money lender that can lend at least 500,000 so he can work on the permitting part at the same time purchase houses thats good deals. Can you help him. I specialize in hard money loans, including land and I can assure you, the best your client is looking at is 50% CLTV, which means, since he owes $240,000, by the time you factor in fees and closing costs, the most he will get is $220-$230,000. Anyone tells you anything different, they're setting you up.

Looking for a HML for a single family in IL. Bank has agreed to sell to us for $180,000 after repair value a minimum of $325,000. Repairs should come in under $40,000. We would like to live in the home for 2 years to avoid capital gains tax and to complete the repairs. Have pretty good credit, but a stated income as I am a realtor. Can anyone help? I'd hate to pass up this deal.
