Hi sharon i cant realy show you how to be a closer its a case by case senario but i can show you how to lock them so that you dont waist you time with them,its a numbers game and the trick to it is in the quality of thoes numbers to have a low fall out ratio you have to refine your pipeline and the best way to do that is understanding loan guidelines/product knowledge and priceing i hope this helps you out you need to be as sharp as possible some people just like talking to sales people (sharp radar)dont be a subprime savant,be mortgage savant do you see the difference ? google finacial info there are tutorials for a fee let me know if you need more info! |

In the case your think i want you to take some money from you,your mistaking! I look in forums for people with no jobs, and and offer them the shot in the company i work ,our company needs sells representative for healthy products in all USA states. And i do all of this for free. And i think when somebody needs a job is noting better then to receive info in what is available. Why i do not give the company name? I sort people! My referral will get you a job and we need only serious people.

im a mortgage closer for USAA so i close stricly VA Refinances and Purchases. I can do conventional loans but im just not required to. a mortgage closers job in a nutshell is..... make calls to title requesting title commitment/title policies setting up escrow accounts (impound accounts) (this requires to review tax certificates/calling counties (although the title company should know this so you dont have to call county too much) setting up escrow accounts also include reviewing insurance dec pages, and flood certificates. prepare all closing documents. Most companies have systems like UNIFY and alike and basically you fill in the blanks using various docs (payoffs, sales contracts, title commitment, Certificate of Eligibility (VA specific) Notice of Value (VA specific), Appraisals, Pest Inspections, POA's...and quite a few others.anyhoo when u fill in all these blanks....you are essentially filling in the blanks on the docs. over time you realize what docs are what and what should be filled out. |

First step (when a loan is ready to close) you have to send closing instructions to the title company/attorney (whoever is going to do the closing) these instructions tell title how to prepare a HUD-1 .... which you review and approve. then you order the funds the title company needs for closing after closing you have to get a copy of any funding conditions needed (usually its a signed hud or a VA/FHA amendatory clause or other things..it varies...everything does in this business) and you tell them yes...they can disburse the funds as needed
