A friend of mine owns a small office complex. His usual accountant has decided to spend somw quality time in prison for actions not to be mentioned here. I am trying to help him catch up on his accounting and have a CAM question.
In 2006, he was 100% rented. This year he has about a third vacancy. All came at 12/31/06 and his year end. Is the CAM then modified to be absorbed by the remaining tenants or does the owner have to eat the portion that is vacant?

You have to look at the Tenants Contracts, if they state that they absorb any amount of unrented expenses, then you are free to allocate it to them. If not then unfortunately the owner is responsible for 1/3 of all CAM.\\
