Rosedale in north-central Austin is a great location and where I live. Other upper end neighborhoods like Tarrytown, Pemberton Heights, and Westlake are pricier and home prices are way above average in most of those areas. Rosedale is not cheap by any means, but you can still find good deals occasionally in the area. Rosedale is bordered by 38th Street South-Hancock Drive North-Lamar Blvd East-and Shoal Creek West. Brykerwood Elementary school is nearby just a block south of 38th St near Shoal Creek and Seton Hospital is a couple blocks away. So is Austin Heart Hospital and the original Central Market. Hyde Park just east of Rosedale may have a cooler "vibe" with the locals because of it's artsy, rootsy feel - but there are also a much larger UT student and Haight-Ashbury artist contingent in Hyde Park. If your thing is quiet neighborhoods within walking distance of cool coffee shops, culturally diverse restaurants, great grocery shopping and lots of parks, in my humble opinion you cannot beat Rosedale.
