It's a mixed bag. RSM, Rancho Santa Margarita is a great family area however the price to live here is very expensive relative to the average income in Orange County. With a population of approx 46,000 it has various areas which are very nice, like Dove Canyon or Coto de Caza, but that area is reserved for those who have at least one million dollars to spend on a basic 3/2 1,500 sq ft house.

Or you can stay outside the gated community and find a 1,000 sq ft condo that looks like apartments (condo converstions) for $400-$500K.

Either way, it's a nice place...just toooo expensive for the average lunch pale Joe.

Try the 92162 area code. Specically, universtiy Park. It is an older neighborhood, but with great values ($325 per foot), low density feel with lots of parks, greenbelts etc. and some of the best schools in the country. It is a screaming value right now and on the verge of a big turn as the empty nesters move on.
