DESCRIPTION

A.C. Lewis Management is searching for a qualified Area Supervisor to join our growing team!

The Area Supervisor is responsible for supervising associates and overseeing the physical maintenance of properties within assigned portfolio. They will build and enhance relationships with new and existing clients and vendors, and be responsible for keeping their portfolio within budgetary guidelines.

This portfolio will include the supervision of up to 5 class A, luxury apartment communities throughout southern Louisiana.

DUTIES

The following statements are intended to describe the general nature and level of work being performed by this position. It is not intended to be an exhaustive list of all duties, responsibilities, and skills required of this position. Other duties may be assigned to meet business needs.

  • Conducts regular visits to properties within portfolio to assess growth and areas of development.
  • Analyzes specific problems, advises on solutions, and monitors outcomes.
  • Assists in the preparation of the annual operating budget, reviews monthly operating reports, and completes monthly forecasts and variance reports.
  • Conducts periodic audits of petty cash.
  • Reviews and approves all expenditures per stipulated amount.
  • Ensures all property-related marketing and advertising campaigns are aligned with the Director of Marketing & Leasing's strategic vision.
  • Works with Property Manager(s) & Maintenance Supervisor(s) to provide oversight to all maintenance functions, including the development and monitoring of preventative maintenance programs.
  • Collaborates with Property Manager(s) & Maintenance Supervisor(s) to evaluate contracts and provide recommendations to COO.
  • Assists Property Manager(s) with the development and implementation of residential programming. Ensures programs are aligned with Supportive Services' mission and are compliant with regulatory guidelines.
  • Directs Property Manager(s) to appropriate agencies for resolving challenging resident issues.
  • Oversees the coordination of resident programs with Property Manager(s) and outside agencies.
  • Evaluates associates' performances, including the completion of annual performance reviews.
  • Works with Human Resources Department & Property Manager(s) on staffing needs and employee relations.
  • Assesses training needs of property associates and works with Human Resources and the Director of Marketing & Leasing to ensure delivery of programs.
  • Monitors performance of portfolio incentive program goals on a quarterly basis.
  • Completes quarterly management audits and site inspections of all assigned properties within portfolio.
  • Evaluates on-going leasing office operations to ensure compliance with policies and guidelines.
  • Monitors apartment turnover to ensure vacancies are filled as quickly as possible.
  • Advises and assists Property Manager with evictions.
  • Conducts appeal hearings for applicants who were not approved.
  • Meets with associates or residents to address conflicts and mediate disputes.
  • Participates in quarterly unit inspections, reviews reports and reconciliations.
  • Participates in pertinent meetings involving building/property concerns.
  • Accountable for the performance and activities of each Property Manager(s) and their staff, including adherence to work schedules, attendance, punctuality, workmanship, dress, behavior and professional company representation.
  • Provides leadership and motivation to all employees through a positive, open and honest communication environment that fosters team work.
QUALIFICATIONS

  • High School Diploma required
  • Must have 2 or more years experience as a Property Manager in a multi-family environment
  • Must have Experience managing multiple sites.
  • Experience in Managing Hud 221D4 Properties are required.
  • Proficiency in Microsoft Office, including Word, Excel, and Outlook
  • Excellent customer service skills
  • Demonstrated budgeting skills and the ability to read and analyze profit and loss reports
  • Ability to perform in a busy, changing, multi-tasking work environment
  • Requires ability to physically inspect property (or properties) and individual units
  • Requires a valid driver's license and the ability to travel to multiple properties. Travel expected 50% of the time.
  • Requires ability to read, speak, and comprehend the English language.
