The primary responsibility of the Asset Manager is threefold:
a) execute on established group priorities;

b) provide team leadership and assign team responsibilities; c) accomplish property and portfolio goals and objectives by collaborating with and providing direction to other departments including finance, transactions, property management, leasing management, operations, and accounting.

The goal of this position is to preserve/increase earnings to achieve the highest value of the portfolio while mitigating risk.

CORE RESPONSIBILITIES

:

Continuously develops direct reports by providing feedback and opportunities for growth.

Specific responsibilities include:
training and coaching, providing daily work direction, scheduling, performing evaluations, hiring, conducting disciplinary actions and salary administration.

Regularly evaluates each asset under management relative to the Company's overall objective; establishes, monitors and alters asset-level plans.

Routinely provides Senior Vice President (SVP) with property-level and portfolio-level performance feedback relative to established targets and goals, and taking responsibility for variances and corrective action.

Establishes annual property-level and portfolio-level performance goals along Key Performance Indicators within the context of the Investment Objectives.

Identifies and evaluates variances; facilitates corrective action relative to significant variances.

·

Determines property-level strategies relative to goals within the context of the Investment Objective.

Monitors and measures each strategy each quarter.

Revise strategies as warranted and assures consistent follow-through with Property Management.

·

Understands the property's position in the context of the market and primary competitive set to ensure the property is priced appropriately and that leases are consistent economically with the property's peer group.

·

Actively maintains current knowledge of market through: trade publications, trade and research seminars/webinars, discussions with store managers (retail) and real estate directors; communicates with local leasing and investment-sale brokers as to industry trends, tenant trends and other relevant insights.

Creates and maintains multi-year financial plans for each assigned asset, consistent with the Asset Plan; provides Corporate Accounting with required reporting and analysis.

·

Responsible for the timely and accurate completion of ad hoc strategic and financial analysis with respect to significant tenant lease proposals, capital expenditure projects, loan work-outs, and hold/dispose recommendations.

Establishes annual leasing goals.

Determines profitable lease structures; monitor and measure quarterly results; understands significant variances and takes responsibility for corrective action as needed.

Maintains a key role approving significant lease commitments.

·

Collaborates with leasing and marketing teams to prepare property-level marketing plans consistent with property's overall objective.

·

Establishes annual operating and capital expense goals:
monitors and measures quarterly results; understands significant variances; takes corrective action as needed.

·

Collaborates with the Transactions Group in property acquisition due diligence. Understand investment underwriting; assist with significant analysis assumptions and in determining the investment objective and strategy.

·

Collaborates with the Transactions Group in the initial property disposition process.

Provide initial recommendation on Hold/Dispose.

Provide preliminary investment underwriting; coordinate with the transactions group and property management on all significant assumptions, and strategies to achieve the disposition net proceeds and sale timing.

Reviews and refines investment summary packages (prepared by Analyst/Associate) targeted for debt financing and provide to the finance group.

Presents to SVP for review and approval when required.

Provides property specific information, analysis, reports and history for use in mortgage underwriting, closing, and post closing needs.

Participates in lender workouts as needed. Responsible for the timely and accurate completion of all weekly, monthly, quarterly, annual and ad hoc reports relative to portfolio and individual assets under management.

Works collaboratively with assigned Analyst/Associate to collect data, generate analysis necessary to complete reports.

This position directly supervises the following positions:
Assigned Asset Management Analyst or Associate.
·

This position requires a Bachelor’s degree (B.A.), preferably in Business from a four-year college or university or equivalent professional knowledge and/or work experience.

·

This position requires 8 - 15 years of prior professional experience in commercial real estate including investment, lease and value analysis.

Management experience preferred.

·

No certifications/licenses are required for this position.

·

Intermediate skills in Microsoft Word, Excel and Outlook are required for this position.

·

Intermediate skills in JD Edwards (or comparable general ledger software program) are required for this position.

·

Intermediate skills in a multi-year cash flow modeling environment (Argus, Cougar or comparable commercial real estate software program) required for this position.

·

Keyboarding skills are required for this position.

·

Occasional (less than 20% of the time) day and overnight travel is required for this position.
