The Assistant Project Manager, Asset Acquisitions will assist with the management of new tower and land acquisition projects. The incumbent’s primary responsibilities include but are not limited to leading post-acquisition activities necessary to properly integrate acquired assets into the American Tower portfolio, identifying/prospecting new opportunities, obtaining relevant tower site information, assisting with deployment, due diligence and integration plans, coordinating administrative functions associated with the acquisition of tower and land assets, and assisting cross-functional teams with acquisition related activities.

Job Requirements
ESSENTIAL FUNCTIONS:
  • Responsible for post-deployment/post-acquisition activities including development of site integration plans, creating project management tools to facilitate integration and assist cross-functional teams to achieve integration goals and timeline.
  • Responsible for coordinating with cross functional team members for abstraction of ground lease data relating to acquired tower and land assets for proper entry into the Oracle database, ensuring proper upload of land documents into Oasis.
  • Provide administrative support including but not limited to the preparation of simple financial models to accurately project internal rate of return on perspective tower and land acquisitions, tracking of transactions, and providing assistance to 3rd party vendors throughout the acquisition lifecycle.
  • Conduct post-closing verification activities to ensure proper integration including proper upload of all site documentation, recognition of all revenue generated from, and proper payment of ground rent associated with acquired tower and land assets.
  • Responds to post closing inquiries related to acquired tower and/or land assets, determining the nature of inquiry, and coordinating with the appropriate cross-functional team to arrive at necessary resolution.
  • Assist members of Tower Finance and Corporate Finance Reporting Teams by providing information and/or documentation necessary to complete required tasks related to the purchase of tower and land assets.
  • Assist with pre-acquisition plan activities including acquisition due diligence plans, identifying key due diligence and documentation requirements (by analyzing the target company’s ‘book’ and summary information) and consolidating the needs of cross-functional team leaders and senior management as needed.
  • Assist with deployment of project plans and documenting of key requirements (carrier requirements, municipality needs, utility requirements, access rights, zoning environment, internal teams and senior management) as needed.
  • Assist Tower and Land Acquisition Business Leads with identifying and qualifying Tower portfolios for potential acquisition and existing sites for land acquisition. Gather portfolio specific data, including management list, number of Towers, location, number of tenants, revenue and net cash-flow.
  • Assist Tower and Land Acquisition Business Leads to make out-bound sales calls to Tower owners to solicit opportunity to acquire Tower assets and our landlords to solicit interest in selling their property.
  • Leverage software tools to facilitate due diligence efficiency and effectiveness.
  • Assist cross-functional deployment/due diligence teams to achieve goals and timeline by coordinating projects among Sales, Operations, Engineering, Compliance, Leasing Operations, Zoning and other teams.
  • Analyze and compile due diligence results and assist with deal summary presentations as needed.
  • Travel to opportunity locations to evaluate prospective sites and documentation.
  • Identify opportunity for improvement of existing process and tracking of activity.

QUALIFICATIONS:
  • Ability to work with functional groups and different level of employees throughout the American Tower organization to effectively and professionally achieve business results
  • Strong follow-up skills; ability to organize applicable department timelines and follow up with internal and external customer needs as needed
  • Strong written and oral communication skills, including the ability to present ideas and suggestions clearly and effectively
  • Strong organizational skills; ability to accomplish multiple tasks within the agreed upon timeframes through effective prioritization of duties and functions in a fast paced environment
  • Strong track record of building and maintaining solid relationships with both internal and external customers and vendors.
  • Self-motivated, able to work both independently to complete tasks and respond to department requests as well as collaborating with others to utilize resources and knowledge in identifying high quality solutions
EDUCATION AND EXPERIENCE:
  • Bachelors in Business, Accounting, Finance, or Economics strongly preferred, or relative work experience.
  • Administrative experience in an office environment required.
  • Experience in the wireless tower industry preferred.
  • Prior project management experience preferred
ENVIRONMENT: Approximately 95% performed in climate-controlled internal office environment working under normal office conditions. Approximately 5% travel to tower sites may be required. Approximately 10% travel may be required in support of the position’s responsibilities.

While performing the duties of this job, the employee is regularly required to sit, stand, walk, use hands and finger to feel and handle, reach with arms and hands, talk, and hear. While performing the duties of this job, the employee frequently is required to stoop, kneel, and crouch; lift weight or exert a force up to a maximum of 25 pounds.
