Successful commercial construction company, located in Chester, MD, seeks an Assistant Project Manager with 2-3 years experience in commercial and residential construction management.

Key Responsibilities:

-Assist Project Manager in managing multiple commercial and residential projects.
-Assist PM in developing budgets for projects
-Collect and review subcontractor estimates, ensuring compliance with plans and specifications
-Attend construction meetings, following up on tasks to be performed
-Prepare and maintain project schedules, including the scheduling of subcontractors, material and resource procurement, to ensure on-time project completion
-Track and job cost all job expenses, report on open jobs and summarize project income and expenses upon completion
-Field inspections and supervision, including daily/weekly site visits as required
-Ensure project documents are complete, current, and filed appropriately
-Assist in preparation of subcontracts and purchase orders within 7 days of bid acceptance
-Ensure that no sub/vendor payments are issued without an executed purchase order
-Ensure that no additional work is performed without an authorized change order
-Ensure project milestones and completion dates are met
-Maintain or exceed the projected project profit for each job
-Enforce the safety policies and practices of the company
-All other duties as assigned

Skills Required:
-Handle confidential information and hold oneself to a very high standard
-Use independent and discretionary judgment
-Able to work collaboratively
-Identify, track, manage, and resolve project issues
-Able to effectively present information and respond to questions regarding projects
-Understand basic revenue models, P/L, and cost to completion projections
-Must possess an entrepreneurial spirit and the ability to excel with limited direction
-Solid multi-tasking and relationship building skills
-Knowledge of project management systems

Basic Requirements:
-BS or BA Degree from an accredited college. Construction or Project Management preferred but not required.
-2-3 Years of experience in Commercial and Residential Construction, with a General Contractor, or assisting project managers on commercial construction projects.
-Excellent computer skills, including Microsoft Excel, Word, and scheduling programs
-Knowledgeable in commercial building systems, construction plans and documentation.
-Experience working with subcontractors
-Experience in creating bid/budget spreadsheets
-Proactive, with the ability to anticipate and solve problems before they arise.
-Capacity to coordinate multiple tasks through superior time management skills
-Excellent written and verbal communication and interpersonal skills
-Bi-Lingual a plus
