Brandywine Realty Trust, a premier commercial Class A full service real estate company with operations nationwide, has an immediate opening for an Assistant Property Manager in our Rockville, MD office . The Assistant Property Manager will be directly responsible for overseeing all activities in the portfolio in the absence of the Property Manager. The Assistant Property Manager should be knowledgeable of all day-to-day activities to assure the successful operations of the building and/or portfolio.
The primary job responsibilities include, but are not limited to:
§ Assist PM to coordinate all reporting, budgeting, cost control, past due receivables, occupancy and vacancy report, variance reports, executive summaries, operating expense reconciliations, lease administration, etc. for assigned properties.
§ Act independently but work with the Property Manager in providing timely, positive responses to tenant requests.
§ Supervise and communicate directive to employees, including the chief engineer, clerical staff and building engineers in a positive, motivating manner.
§ Responsible for the administration of contract services performed by outside contractors to the building. Primarily, but not limited to, janitorial, security, parking, landscaping, metal refinishing, window washing, etc.
§ A working knowledge of the building's mechanical, HVAC, plumbing and electrical systems.
§ Oversee proper BRT policies and procedures regarding reporting and records requirements including but not limited to, eTenant, Certificate of Insurance tracking, Contract and Service Agreement maintenance, Quarterly reporting, Accounts Receivable, Safety training, building inspections.
§ Work with PM toward completing the Training Schedule for PMs.
§ Any other reasonable work related responsibilities assigned by the PM.
§ Bachelor's degree (B. A.) from four-year college or university; or one to two years related experience and/or training; or equivalent combination of education and experience.
§ Minimum 2 years commercial real estate property management preferred.
§ Current, valid driver's license and personal automobile insurance required.
§ Must have a team player attitude. Positive, outgoing, customer service orientation a must.
§ Ability to interact and communicate with professional courtesy and tact among tenants, contractors and individuals at all levels of our organization.
§ Proficient with computer skills including Microsoft programs, Outlook and website navigation.
§ Upon hiring, candidate would be required to work toward obtaining a designation in the related field i.e., RPA or CPM certification.
