Assist the Property Manager with the general administration of the property and performs related management functions with the daily operations of an apartment community and/ or communities. Must be able to perform Property Manager's functions in his/her absence. Assists with responsibility of maintaining the physical asset and the performance of the property, to achieve the highest possible net operating income. Monitors regulatory compliance and company policies and procedures related to property management.
Must have or be able to obtain a Certified Occupancy Specialist Certificate and quickly learn how to process Section 8 interim and annual certifications. Must obtain COS Certification within one year of employment.
Must come to work every day on time and maintain a professional image and attitude in keeping the objectives of the company and the residents' welfare. Must be able to take direction from supervisor and be able to maintain positive relationships with management and non-management associates.

As the Assistant Property Manager you will support and ensure the timely input, proper use and full utilization of OneSite program specific software including the training of new associates and ongoing training of existing property staff.
Assist in the management of efficient operation of the property consistent with Loss Prevention and Corporate Office policies and procedures, even during understaffed periods. Responds to emergency situations, contacting appropriate agencies or Regional Manager as necessary.
May prepare and approve purchase orders, code and process vendor invoices for payment, send documentation to Corporate Office and follow up on vendor payment inquiries.
Maintain a working knowledge of all maintenance programs to ensure the proper and efficient operation of systems, preventive maintenance programs, housekeeping functions and responses to resident maintenance request.
Maintains working knowledge of leasing policies and procedures and performs functions related to leasing and lease renewal. Ensures effective and appropriate implementation in accordance with Corporate Office and Fair Housing policies and procedures.
An associate degree from an accredited college or university with a focus in property management or related discipline, or equivalent work experience is required. Depending on property needs, may require valid driver's license.
In addition to the education outlined above, 1-2 years of property management function is required (i.e. leasing, bookkeeping, operations.)
Working knowledge of fair housing laws, affordable housing programs, and proven property management function performance (i.e. leasing, bookkeeping, operations.)
Must possess good computer skills including Microsoft Office (Word, Excel, and Outlook); One-Site experience preferred.
In absence of Manager:
* Provides ongoing work assignments for associates.
* Provides on-the-job training to associates; monitors progress.
* Schedules work hours for associates.
* Coaches associates for performance improvement
