To implement the commissioning process for projects under the direction of the Commissioning Authority / Project Manager within schedule and budget goals. This position is responsible to ensure that equipment and systems are functioning at the performance and efficiency levels for which they were designed and that commissioning contract requirements are delivered to the client.
Commissioning Agent Responsibilities:
Review project budget and schedule to confirm delivery expectations with Commissioning Authority
Oversee activities of Commissioning Technicians in coordination with Commissioning Authority.
Review delivery progress against remaining fee budget during project execution.
Attend meetings with the design and construction team to understand the project goals and schedule to ensure commissioning activities occur at appropriate times in the construction process.
Write building system commissioning plans, pre-functional and functional test procedures based upon glumac standards.
Review equipment submittals and shop drawings for overall compliance with the design intent and functional testing plans.
Review contractor submittals pertaining to control system design and installation, test and balance delivery and operations and maintenance.
Assist the construction manager or owner’s agent in resolution of problems that would inhibit timely start-up of equipment and/or systems.
Diagnose and resolve equipment and/or system problems. Coordinate contractor retesting of building systems until problems are resolved.
Document performance shortfalls and recommend remedial measures that benefit owner and long-term maintenance.
Prepare various commissioning documents
Assist owner’s operation and maintenance staff to develop their understanding of building systems and design intent. Review operating modes, sequence of operations and specifics of equipment, operations, and maintenance.
Assist LEED ® professionals in preparing necessary documents for LEED ® certification.
Follow up with all parties involved to ensure all were satisfied with the service that Glumac provided.
Prepare final internal closeout report indicating what worked well and what needed improvement with the commissioning process.
Commissioning Agent Skills & Qualifications:
Technical knowledge of MEP system design and operation.
Strong controls and instrumentation background is highly desirable.
Trade experience with associated contractor fields
Bachelor’s or advanced degree in engineering or related field
Experience with existing building operation, utility bill analysis and efficiency evaluations
Proficiency with AutoCAD, BIM, eQuest and other energy simulation software
Ability to create and maintain positive professional relationships with all disciplines involved in the project delivery.
Excellent communications and interpersonal skills; proficient computer skills, functional knowledge of Microsoft Word, Excel, & Outlook; good organizational skills; time management skills; patient and a good sense of humor. LEED accreditation is a plus. This position will require some travel as Glumac expands operations geographically.
