The Building Services Technician is responsible for performing duties necessary for cleaning and maintaining an assigned facility area. These duties constitute a combination of jobs which vary and fluctuate depending on the work schedule and facility assigned. Work is seasonal based on the University’s schedule and special needs.
Essential Duties and Responsibilities
Scrubs, mops, waxes, and buffs floors in assigned building or area.
All common area tile/rubber floors shall be swept and thoroughly mopped on a daily basis.
Tile floors will be completely spray buffed on a weekly basis.
The stripping and waxing must be done every 6 months or as needed.
Floors will be kept dry, sings posted when mopping.
Baseboard will be kept free of heel marks, etc.
Rubber and wood flooring will be scrubbed and buffed no less than weekly.
Main entrance stair will be scrubbed and mopped on a daily basis; rear stairs will be scrubbed and mopped on a weekly basis.
Collects trash and empties trashcans.
All trash shall be removed daily from all public areas including lobbies, halls and lounges, stairwells elevators and entranceways that encompass the custodian’s “area of responsibility”.
Wastebaskets are to be washed and liners inserted as to maintain a fresh odor-free appearance.
Porter panning should accompany the trashing process picking up litter that a vacuum cleaner will not.
Recycle bins to be emptied daily to outdoor receptacles for pick up by Facilities Management.
Dusts furniture in the common areas, wipes down tables and chairs in common areas and classrooms.
Stair, track, and other railings to be dusted on a schedule to be determined.
Cleans windows, shades, blinds, mirrors, showcases, and door glass. Common area windows cleaned daily.
Exterior building windows to be washed by Facilities Management on an agreed upon schedule sensitive to special needs of the building.
Windows, doors, and windowsills to remain free of fingerprints, dirt and dust.
Stairwells will be swept and mopped daily. Signs posted when mopping in order to avoid accidents.
Cleans and supplies restrooms.
Disinfect toilets, clean sinks and mirrors, clean and sanitize drinking fountains, disinfects mop floors, stock toilet paper, hand towels and soap daily.
Building Technician will be required to snake out clogged toilets.
Restrooms shall be maintained in a sanitary, odor-free condition.
Toilet bowls, urinals and sinks shall remain free of alkali deposits.
Chrome and stainless surfaces should appear polished.
Mirrors should be free of fingerprints.
Cleans designated professional offices daily.
Flexibility must be shown on part of the custodian, utilizing the best time slot for cleaning offices that time permits.
Cleans meeting rooms daily and does set-ups to include moving tables, chairs, microphones and stands, podiums, staging and other equipment necessary for the successful implementation of indoor and outdoor daily events.
Cleans outside areas of ADUC , including the removal of snow, leaves, and ice from sidewalks and steps and application of salt.
Light fixture maintenance required as necessary to include but not limited to changing light bulbs.
Vacuums and shampoos carpets.
Vacuuming of carpet should be done daily.
Spot shampooing, gum removal, etc daily as needed. 100% of carpet shall be shampooed every 4 months.
The same care and schedule shall apply to furniture upholstery.
Carpets shall be properly cleaned; spots / stains removed so that all carpets are stain free and in “as new” condition.
Reports any necessary repairs and needs of offices and/or facilities.
Building Services Technician will implement preventive maintenance as to avoid premature breakdowns of vacuums, shampooers and buffers.
Building Services Technician will be responsible for keeping the all storage rooms, and equipment clean.
Organization of storage rooms is essential for maintaining custodial standards.
Other Duties and Responsibilities
Checks fire extinguishers monthly.
Assist the University Center and Conference Services Business Manager on Button Drill Room set-ups.
Performs other job-related duties as assigned by supervisor.
The Custodian is supervised by the Director of University Center and Conference Services. This position interacts with faculty, staff, and students.
High school diploma/ GED equivalent or four years general work experience. Ability to understand and follow written and verbal instructions. Good physical condition.
Additional Desirable Qualifications
Custodial experience and additional education.
Overtime may be required for special events or emergencies. A variety of locations, conditions, and work schedules dependent on assignment. Heavy lifting and use of ladders required.
