We are looking for a Business Manager who will manage business processes for assigned military communities and monitors compliance with the privatization program's business agreement documents for the community, regulatory compliance and company policies and procedures.
Your primary responsibilities will include:
*Oversee and coordinate the preparation of annual operating budget for each assigned property as well as quarterly projection updates.
*Responsible for completing detailed and accurate weekly, monthly, quarterly, annual and periodic reporting that is required per the project's Operations and Management plans, company requirements, and/or any other governing agreements.
*Administration of the required resident energy conservation program and the third-party utility billing programs.
*Supports the communities with management of existing programs and implementation of new initiatives; such as the renters insurance program, system for managing bid programs, call center, resident contact system.
*Oversees the request for proposal process for major maintenance projects, including coordination with the company's engineering and maintenance departments, preparing the invitation to bid packages, and presenting and analyzing the bid responses to present to management for the final vendor selection.
*Perform all property accounting functions including but not limited to month end and year end accounting. May supervise property accounting staff.
To become a valuable member of our team we are looking for the following:
*An undergraduate degree from an accredited college or university with a focus in accounting, business, marketing, or related business discipline.
*Directly-related job experience in residential property management, including budget implementation, marketing and general maintenance, may offset the degree requirement.
*Current state driver’s license.
*At least 5 years of progressively responsible experience with a successful record of property management including budget implementation, marketing and general maintenance.
*Certification as an Accredited Resident Manager (ARM) or Certified Apartment Manager (CAM)preferred.
*Minimum two years experience in an on-site managerial position with Forest City or other companies preferred.
*Must possess good computer skills, including Microsoft Office (Word, Excel, Outlook), and general knowledge of property management software.
