The Requirements

To be a good fit for this opportunity you will have:
Seven to ten years of commercial property management experience; the ideal candidate will have some experience with data centers, such as having managed a building that included a data center.

Strong financial and accounting knowledge and experience, including the ability to:

Analyze complex financial information in order to make business decisions.

Prepare monthly and quarterly performance reports, including accounting for variances.

Develop and manage budgets, and forecast and re-forecast revenue.

A demonstrated ability to manage people in different functional roles, as well as to coordinate among multiple tiers and departments within the organization.

The ability to effectively resolve situations or complaints from customers, employees, or management.

Strong systems management experience, including knowledge and understanding of common terms and components related to HVAC and electrical infrastructure.

Proficiency in Microsoft Word and Excel.

The Role
Reporting to the Director, Property Operations - Central Region, you will be responsible for all financial aspects and the overall management and maintenance of three properties. We acquired two buildings in December 2005 and one in May 2012, and redevelopment is under way and will continue for another four years or so. As you come on board you will aid in selecting a Property Assistant and about seven Facility Engineers. We currently have one Chief and one Facility Engineer.

There will be plenty going on at these sites: we have existing customers and more moving in, so you will manage those relationships. More specifically, you will:
Oversee and be responsible for the planning, budgeting and control of operating and capital expenditures.

Manage the preparation of annual budgets, forecasts, monthly reports, and variance reports.

Supervise the accounts receivable and accounts payable process, including collection of rent, accruals, payment of expenses, common area maintenance estimates, tune-ups, reconciliations, compliance with lease terms, and preparation of all related documentation.

Oversee the compliance of all customer lease agreements to ensure all obligations of the Landlord and Customer are being met.

Respond to customer requests and needs and coordinate with the Property Management and Technical Operation Teams to solve the issues.

Maintain strong relationships with customers.

Oversee the selection and performance of vendor services, including preparation of request for proposals and service agreements; monitor vendor performance to ensure compliance and standards established in the service agreement are being met; supervise scheduling and facilitating maintenance with vendors and customers.

Perform property inspections on a regular basis and make recommendations to maintain / enhance the asset.

Maintain a strong relationship with the Asset Manager and Technical Operations Team for the portfolio to ensure that all corporate objectives are being met.

Supervise and manage team members to ensure exceptional performance is being achieved.

Set and attain performance goals.

Develop, coach and counsel team members.

Pictured: 7500 Metro Center Drive is conveniently located near the Austin-Bergstrom International Airport and about 10 minutes from the state capital and the University of Texas campus. Built in 2000 for datacenter purposes, the site has diverse underground electrical ductbanks from a nearby substation, and seven fiber optic providers are in close proximity to the building.

It's worth repeating here: this position has a strong accounting / finance component, so it is important that you enjoy working with numbers, and digging into those numbers to gain operational insights. To excel in this role, you will use your real estate, property management and (preferred) data center experience to come up to speed very quickly with our very unique standards of business, procedures and policies. Our operations and standards are distinctive and one-of-a-kind, so you'll need the aptitude and learning agility to swiftly gain a comprehensive understanding of our inimitable systems and functions.

In order to be an outstanding Real Estate Manager, you'll need to be more than just comfortable working autonomously and independently; we'll look to you to run these properties as if they were your own businesses. You'll have support when you need it, of course, but we'll expect you to proactively solve problems and look for solutions independently, and exercise your judgment and managerial abilities to take action and make decisions.

There are a lot of activities under way at this site, and you'll need to be accomplished at managing lots of moving parts, including coordinating among a high number of diverse stakeholders. In addition to construction, move-ins, upgrades, etc., our customers have high expectations so you'll need to be proactive about providing exceptional customer service.
