Transwestern, a national full service commercial real estate company is seeking an experienced chief building maintenance engineer to work in its San Francisco, CA property. The Chief Building Engineer is responsible for working directly with the property and engineering management in implementing and maintaining the energy management, preventive maintenance, quality standards, operating objectives, and goals of the owner and Transwestern (TW). This must be done in a manner that not only protects, but also maximizes the value of the property. Your contact with tenants, prospective tenants, owners, and vendors is to be guided by the highest professional standards including positive, supportive, friendly behavior and legendary service.

Assist Property and Engineering management in the region with the day-to-day financial transactions, selection, administration, and evaluation of suppliers and contractors.

Assist Property Management in their efforts to supervise contracts necessary to maintain and enhance the value, operating efficiency, and the physical appearance of the property.

Monitor and oversee plant operation, note standard and non-standard conditions and know when to seek assistance from outside vendors.

Assure all equipment is operated and maintained within the manufacturer’s specifications and the operating guidelines of the property.

Understand and establish or improve preventive maintenance and overhaul schedules for all equipment and mechanical systems within the project.

Monitor and control the effectiveness and efficiency of energy usage without compromising tenant comfort.

Understanding OSHA guidelines and how to ensure that all equipment is maintained to guidelines/standards.

Prepare and update any monthly Engineering reports and provide a copy to Regional Manager and/or Regional Engineer.

Execute performance testing on equipment using the appropriate tools/equipment (refrigerant gauges, thermometers, volt-ohm and amp meters, etc).

Read and comprehend blueprints and schematic diagrams of wiring, HVAC, plumbing, pneumatics, and building construction.

Execute routine preventative maintenance programs in the face of interruptions.

Respond appropriately to and assist Property Managers and Building Engineers during emergency situations at any time.

When emergency repair or replacement is required, and using industry and Transwestern Best Practices.

Build and maintain effective communications and relationships with the Owners and their representatives, Property Management Staff, tenants, vendors and peers.

Overall communication style must be proactive and persuasive, as well as responsive and service oriented especially with upset tenants

Act as a full member of the Property Manager team, building and maintaining effective relationships, managing differences of opinion, joining team meetings, sharing ideas, being persuasive and listening effectively.

Convey thoughts and recommendations orally and/or in writing to supervisors, contractors, and others in order to solve building-related problems.

Screen, hire, supervise and coordinate training activities for on-site engineering staff.

Act as a lead team member of portfolio.

Take initiative on offering solutions to problems and special needs of the properties or tenants.

Follow through on building related issues.


High School diploma or GED equivalent.

Bachelor’s degree preferred.

Minimum of 10 years of building operations supervision with at least 5 or more employees is essential.

Intermediate to advanced Word and Excel proficiencies preferred.

Microsoft Outlook knowledge preferred.

CFC Universal Certified.

AED/CPR Certified.

OSHA 10 hours Certified.

Must possess leadership qualities and work well in a team environment.

Exceptional oral and written communication skills.

Ability to produce quality work in a fast-paced environment.

Manage own time on a daily basis with little supervision.

Ability to be able to handle multiple projects, changing priorities and a continually heavy workload.

Strong customer service orientation.

Must be reliable.

Must be available to provide emergency support to Property Managers and Building Engineers.

Life and carry objects up to 50 lbs. for distances of up to 30 ft.

Climb ladders and stairs.

Uses a computer in conjunction with various software packages the throughout the day.

Uses office equipment (photocopiers, binders, phone system, etc.).
