DESCRIPTION

If you like to Travel this job is for you! We need a Leasing Field Specialist to be able to travel to our properties in Arkansas, Tennessee and Illinois when needed. The Leasing Specialist is responsible but not limited to, initial lease-up of communities including all start-up functions and meeting with prospective residents, vendors and all guests of the lease up communities. Need someone who can offer ideas and suggestions for appropriate marketing/leasing plans and the have the ability to carry out those plans. Prior Leasing Experience is required! If you do not have leasing experience please do not apply.

DUTIES

  • Assist Regional Director in setting up all aspects of the community prior to community opening.
  • Completing Market Surveys and visiting comps.
  • Returning all preliminary leasing calls from prospective residents and maintaining detailed information obtained from such calls.
  • Implement Outreach Marketing plan and complete initial visits. Oversee plan on an ongoing basis until property is leased up.
  • Effectively communicate with construction team during the transition of lease-up property from construction to management.
  • Assist properties team members in all aspects of leasing/marketing efforts to ensure goals are met.
  • Assist with all activities related to leasing apartments.
  • Assist and/or handle telephone calls including retrieving messages and returning calls. Use the Telephone Techniques and Telephone Log as outlined in the "Introduction to Leasing" Manual.
  • Greet, prequalify, demonstrate, and follow up with prospects in accordance with the procedures as outlined in the Introduction to Leasing Manual.
  • Provide suggestions/training on successfully overcoming objections and practice closing techniques as outlined in the Introduction to Leasing Manual. A closing ratio of 50% or greater is required.
  • Handle and accurately complete all paperwork and reports associated with leasing activities.
  • Process all applications for move-ins in accordance with the Section 42 Guidelines.
  • Provide suggestions for resident retention efforts.
  • Work as a team with other employees on the property.
  • Follow the Fair Housing Act at all times.
  • Conduct work using sound safety practices.
  • Place a strong emphasis on customer service in every action on the job, and help instill this value in co-workers.
  • Assist Regional Director in other duties as deemed necessary by property circumstances or situations.
QUALIFICATIONS

High School Diploma or G.E.D. equivalent is required.

Arkansas Real Estate License may be required.

previous leasing and/or Marketing experience required.

LIHTC experience is required.

Good communication/motivational skills and general knowledge of computers and computer programs.

Basic office skills such as faxing, typing, filing, and good organizational skills is required.
