Essential Duties and Responsibilities:
Establish and implement rental rate increases and enforce collection procedures consistent with established policy and procedures Approve community expenditures to ensure compliance with an approved Business Plan Prepare the annual budget and business plan for review with the Portfolio Manager Coordinate the daily activities of the service department to ensure proper response to service request, preparation of market-ready vacancies and the overall quality of the community appearance Maintain an organized system for accurate record keeping including resident files, marketing information, service records, purchasing, inspections, general correspondence and budget information Prepare market survey reports and ensure accuracy Establish rental rates for prospective and current residents Prepare marketing plans and resident profiles Supervise, train and motivate all on-site personnel Ensure all company members provide the optimum product and service to the residents and maintain a consistent and strong customer service philosophy Become certified as a Property Manager through the company in-house training program
Business Acumen Understands comprehension marketing and sales theories, coupled with the ability to develop and implement sound business plans Customer Service Manages difficult or emotional customer situations; responds timely to customer needs; strong customer service/satisfaction philosophy Leadership Ability to successfully lead, motivate and inspire others to accomplish set goals Financial Acumen Strong math skills with ability to read, interpret and use financial statements Written and Verbal Communication Writes clearly and informatively; able to articulate ideas in a logical manner Negotiation Skills Ability to effectively negotiate and manage multiple projects and tasks simultaneously Strong diplomacy and crisis diffusion skills
Associates degree; Bachelors degree preferred Prior management experience, preferably 3-5 years, in property management or student housing property management Minimum of 1 year supervisory experience of at least 2 people Excellent communication and organizational skills Computer literacy; learn and operate on-site automated property management system
