The position of Construction Maintenance Worker Sr. will supervise minor construction work that will be performed by a team of employees. This position will train workers on how to perform maintenance and minor construction to include the duties listed below. Currently we have to contract this work. When we contract the work it cost considerably more to pay salaries, profit, overhead, benefits and may include inflated prices. By utilizing the in-house fast track construction team we will only pay the salaries, benefits and materials. On most construction projects we should experience a savings of approximately two thirds the costs.
Examples Of Essential Duties:
To coordinate all site construction activities and supervise all field personnel as required to successfully complete Construction projects on schedule and within budget ensuring adherence to plans, specifications and industrial standards.
Coordinate and supervise all construction activities.
Set up and maintain an organized job site.
Direct field personnel to achieve completion of the project on schedule, within budget, with quality workmanship that conforms to original plans and specifications.
Prepare and maintain construction schedule, identify and solve problems.
Order materials and schedule inspections as necessary throughout the process.
Comply with the objectives of the OSHA Safety and ADA.
Promote and ensure job site safety, encourage safe work practices and rectify job site hazards immediately.
Maintain positive relationships with customers, contractors, suppliers and other colleagues.
Supervise completion of a final punch lists for timely building turnover.
Adhere to established policies and procedures.
Attend staff meetings, workshops and assigned training.
Maintain professional appearance and conduct at all times.
Perform all other related duties as assigned.
Work the hours necessary to achieve the best results within the given time constraints.
Maintain the filing system of construction activities.
Responsible for assisting the Project Manager through the design process.
Supervises the daily operational, maintenance, and repair activities of the construction team and oversees all equipment and tools assigned to and for the team.
Supports critical functions of the construction team as need, i.e. assist in completing the work activities.
Supervises assigned staff, including establishing workloads, prioritizing work assignments, evaluating employee performance, interpreting and enforcing policies and procedures, resolving staff issues, and administering disciplinary action as required.
Oversee the operating budget for assigned area and team.
Monitors and approves expenditures.
Makes recommendations for modifications or enhancements to building mechanical systems.
Monitors the distribution of work assignments and ensures that work is performed in accordance to project specifications.
Inspects work areas, identifies deficiencies/improvements needed, and develops and implementing solutions for the different job and for the team.
High school diploma and previous supervisory experience required. Previous electrical, plumbing and HVAC experience preferred. Minimum 3 years of Construction Maintenance experience required.
