This position is responsible for providing overall coordination of existing store remodel construction with store operations, lease management, architects, city officials, landlords, vendors and contractors to ensure stores are built according to plans and specifications and are delivered to the Operations Group complete and on time with minimal disruption to the store and our customers. This position must reside in Phoenix Arizona at the corporate offices.
Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Will manage outside consultants and contractors who gather and report information as requested to the management staff. Responsible for the overall direction, coordination, scheduling and evaluation of each store project assigned. Directing all construction and vendor work including addressing complaints and resolving problems in the field.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Manages the planning, remodel and construction of assigned stores including direction of the architect in plan preparations, scheduling and quality standards when required.
Responsible for construction bidding, negotiations, coordination of plans and specifications with the general contractor and outside consultants.
Establishes and maintains a favorable and effective working relationship with the store operations group, lease management team, landlord, general contractor, architect, engineer, etc., throughout the duration of the project.
Provide construction coordination services for general construction, salon remodels, specialty remodels, and overall minor remodels, major remodels, building expansions, etc.
Provides evaluations and cost estimates for each request to assist in providing analysis and recommendations for approvals.
Works with internal Store Design to develop a workable plan based on the store requests and assists Operations and Merchandising in achieving desired goals.
Reviews all plans and specifications for accuracy.
Responsible for creating and managing the budgets for each project.
Works with internal departments, architects, city officials, developers, landlord, and contractors to ensure the building meets company specifications. Reviews progress, determines potential problems or time delays and make recommendations to keep projects on track and within budget.
Delivers completed buildings with a Certificate of Occupancy to the Operations Department.
Continually assists in updating the prototype store design.
Works to keep building costs low without jeopardizing the integrity of the building.
Coordinates all remodeling and major structural repairs on existing stores as needed.
Continually visits sites from initial construction and completion to monitor and report status to department management.
Creates punch lists on each site and coordinates all items for completion in a timely manner.
EDUCATION and/or EXPERIENCE
A bachelor's degree and 5-10 years' related experience and/or training or equivalent combination of education and experience. Must have experience in multi-project responsibility. Retail remodel program experience is preferred.
This position has direct responsibility shared with one or more individuals that clearly impacts the budget.
Responsible for monitoring construction costs related to change orders. Must negotiate and approved additional dollars prior to submitting to department management for final approval
SCOPE OF RESPONSIBILITY
Middle level of management. Typically manages supervisors, project leads and/or staff; however, may be responsible for function only and no direct reports. Responsible for an organization(s) performing work in one or more related functions or projects. Typically requires prior management, supervisory or team leader experience. Bachelor's Degree in a relevant field or work or equivalent work experience required. Typically reports to Senior Management.
The CM must be able to work directly with city officals, landlords, contractors, architects and engineers. The CM must be able to travel and work in the elements when required during construction of the buildings. The CM must understand scheduling and time management to handle work loads. The position requires the abilitiy to communicate both verbaly and in writing.

CERTIFICATIONS AND/OR LICENSES
PHYSICAL DEMANDS and WORK ENVIRONMENT
The physical demands and work environment are characteristic of those on a construction site. There will be times that the CM will be exposed to outside elements (Rain, Heat, and Humidity). Extensive travel will be required including extended time schedules to provide stores complete and on schedule.
