DESCRIPTION

Old Heritage Realty Services, LLC, a subsidiary of CAP COM, is seeking qualified applicants for the position of Director of Title Operations. The Director will lead and manage the operations of the title search company and provide operational support for the administrative functions from the onset of real estate transactions through to closing including policy, process and systems oversight as well as employee and vendor management.

DUTIES

1.Develop, present for approval and implement business plans and strategies for the title company in alignment with the Credit Union's strategic plan.
2.Lead and manage the daily operations of the Title Insurance Company in relation to the production of both Title and escrow products. Provide regular, consistent reporting on all operations, production, project status, risk assessments of the title product and corporate compliance.
3.Direct daily functions and operation of staff under supervision; provide ongoing coaching and training.
4.Read and interpret real estate documents, legal documents, maps and surveys to prepare title insurance policies in accordance with internal and external policies and regulations for residential and commercial real estate transactions to ensure continuity of title and minimal risk exposure.
5.Identify any restrictions that would limit the use of property, determine all matters which encumber the property, and create requirements for clearance of underwriting objections and insurability.
6.Negotiate policy coverage and endorsement coverage in connection with the issuance of owners and loan title insurance policies.
7.Maintain a working knowledge of New York State title insurance guidelines and real estate practices to include endorsement availability, policy availability, transfer tax, mortgage tax and forms of conveyance. Serve as a resource for clients when they have title insurance and/or real estate questions.
8.Provide representation of the title company at closing to ensure that all title issues are rectified; ensure that documents are properly prepared and executed while conforming to state and county regulations; ensure appropriate funds for recording fees, payoffs and liens are collected; ensure all title documentation is provided; guide the process overall to ensure that clear, marketable, and insurable titles are created.
9.Act as Settlement Agent for the lender at closing to ensure that all documents are properly prepared and executed with appropriate fees collected and that all Banking, Lender, and RESPA guidelines are met.
10.Provide direction for and serve as a liaison to the Marketing Department for formulating and implementing sales and marketing objectives as applicable to Old Heritage Title; maintain marketing focus on new client acquisition as well as existing client retention.
11.Review monthly profitability reports for OHRS and prepare variance reports explaining significant variances from projections.
12.Maintain and test emergency restoration plans for Old Heritage Title in accordance with CCFCU disaster recovery procedures.
13.Develop procedures and communicate with accounting for the handling of commercial closings.
14.Responsible for the development and maintenance of business referral sources.

QUALIFICATIONS

Minimum Qualifications:
  • BS degree with a minimum of 5 years related experience or equivalent experience.
  • Strong analytical, computer (Excel), project management, multi-tasking and presentation skills.
  • Excellent communication and interpersonal skills.
  • Strong change and time management capabilities.
  • Acute attention to detail.
  • Must be able to sit or stand for extended periods of time with reasonable accommodations if necessary.
  • Must maintain a focus on client confidentiality.
