Description
PURPOSE:
·
Coordinate and lead Facilities related maintenance, repair and general building service activities at multiple manufacturing/office locations. Develops and/or leads small to intermediate size projects as well as being a key contributor on larger scale projects. Services should add value to the business through timely completion of projects and tasks as well as overall fiscal responsibility. Achieve these goals through effective planning with the use and development of various tools such as MS Project and Computerized Maintenance Management System (CMMS) / Enterprise Asset Management (EAM).
PRIMARY RESPONSIBILITIES:

Coordinate and deliver various expense and capital projects in order to protect the value of facility assets.
·
Develop project objectives, scope and plans in consultation with internal and external resources.
·
Identify and plan resources necessary to meet project deliverables.
·
Travel to other sites, out of state, to coordinate, plan and review required work as needed.
·
Work with contractors and service providers to ensure approved work is performed in line with industry best practices and complies with the “Contractor Rules and Regulations”, “Professional Service” and “Construction Service” contract documents.

Work within guidelines established by general practice, precedents and policies.
·
Balance a broad range of organizational needs with appropriate attention to detail and focus on assigned tasks.
·
Develop business cases and write “Capital Expenditure Request” for approval from leadership.
·
Collaborate with various individuals and/or cross-functional teams across the division and enterprise.
·
Set specifications and coordinate arrangements for all support activities.
·
Develop and manage contracts independently, with occasional review from leadership.
·
Develop and present reports and project plans.
·
Summarize and present analysis of business case and work required to peer group and leadership.
·
Communicate effectively with all levels of internal and external customers and contacts.
·
Independently communicates with business partners to resolve problems.
·
Assist in developing Annual and Master Plans for multiple Sites that aligns to the Strategic plan for the Division.
·
Provide support to project budgeting including creation of capital and maintenance (expense) spending for facilities related equipment, grounds, utility equipment and the building envelope. Facilities systems include compressed air, chilled water, HVAC, electrical systems, plumbing, cranes, hoists, roofing, paving and grounds.
SECONDARY RESPONSIBILITIES:

Develop and maintain documentation of building equipment and preventative maintenance program.
·
Document preventative maintenance procedures and standardized work for facilities maintenance.
·
Develop and maintain an office space Master Plan for the allocation and utilization of all office spaces for long and short term assignments.
·
Provide testing, troubleshooting and repair recommendations for structures, grounds, utilities and equipment.
·
Facilitate cost estimating for buildings including Operations, Maintenance and capital expenditures.
·
Provide investigation and response to employee suggestions, advisories, inspections and Safety Committee.
DIRECTION OF OTHERS:
·
Direct various external professional service providers, contractors, vendors and agency officials.
·
Indirect and direct coordination of internal Facilities Maintenance staff.
Coach, guide and train less experienced staff on technical issues in multiple work areas.
Qualifications
QUALIFICATION AND SKILL REQUIREMENTS:
·
Bachelor of Science Degree in Facilities Management, Construction or equivalent field of study.
·
Minimum 2-4 years of experience in facilities project management or facilities management.
·
Thorough understanding of project management methodologies.
·
Budgeting experience related to projects and facility operations and maintenance.
·
Basic knowledge of service and construction agreements.
·
Experience with contract monitoring and quality control of assets.
·
Ability to travel to other out of state locations as needed.
·
Working knowledge of AutoCAD, CMMS/EAM, Microsoft Office and Microsoft Project required.
·
Working knowledge of building codes and other pertinent regulatory requirements governing facilities operations and design.
·
Demonstrated increasing responsibilities within Facilities Management at a medium sized facility (approx. 225K – 1 million sq. ft.) or larger.
·
Demonstrated budget planning and management skills.
·
Broad knowledge of manufacturing facilities operations practices.
·
Excellent communications skills both oral and written to promote ideas and methods to internal and external groups.
·
Well-developed and proven ability to effectively lead various types of projects.
