Primary interface for understanding marketing strategies, gathering requirements, evaluating alternatives and developing execution plans for sustaining and improving the Farm Bureau county office physical facilities.
Reports Directly to the Manager, Facilities Management.
Works with Agency management to address operational issues for the county office facilities.
Coordinates projects utilizing a cross functional team, including (but not limited to) outside contractors, maintenance, department move coordinator, communications and data processing. Conducts periodic project reviews with written and verbal summaries to the cross functional team, management and customers.
Develops and takes the lead on project schedules and physical facility project budgets; setting and leading meetings; developing quality and cost standards/targets. Manages projects to keep on schedule and within budget, tracking and verifying all charges prior to submission for approval.
Prepares county office physical facilities budgets for current year and five year forecast for operations of current facility, upgrades, and acquisition of new sites in coordination with marketing strategies.
Develops and maintains communications and contacts throughout the Marketing Division to achieve effective and efficient relationships throughout the marketing division to assure that the requirements and strategies for physical facilities are defined and implemented.
Reviews and Analyzes leases for existing and new county office physical facilities. Makes recommendations, and is the point of contact for all county office physical facilities operational needs.
Manages physical facilities vendor relationships through assessment, selection, and negotiation. Develops and submits subcontracting statement of work (SOW) for bidding, award and execution.
Works closely with Facilities Operations and designers to evaluate and execute projects for county offices.
Develops, implements and maintains a robust process for receiving, handling and responding to county office/marketing physical facilities requests as the point of contact for all county office physical facilities operational needs.
Analyzes the cost and efficiency of individual county office facilities measured against corporate goals and objectives. Works jointly with Marketing to develop recommended changes.
Performs other duties as assigned by management.
Requires demonstrated ability to lead program/projects through inception until completion; stay on budget and complete projects in a timely manner.
Requires effective listening and oral and written communication skills required to contact vendors, work with peers and provide feedback to superiors. Good grammar, composition, spelling, punctuation and proofreading skills are required. Skilled in attentive and active listening; patience to hear people out and accurately restating the opinions of others even when he/she disagrees.
Requires the ability to establish and maintain effective working relationships with co-workers, supervisors, and vendors; and speaks clearly and distinctly over the telephone. Tact, diplomacy and ability to maintain composure in handling internal and external clients and in every day job responsibilities.
Must be able to effectively utilize computer systems required for essential job functions. Intermediate expertise in Microsoft Word, Excel and PowerPoint required.
Requires the incumbent to work independently without direct supervision and be seen as a self-starter. Requires the ability to pursue everything with energy and drive; has a need to finish and seldom gives up before finishing, especially in the face of resistance or setbacks.
Requires physical ability to visit and assess county offices from a physical space and operational facilities perspective.
May require long periods of standing and walking when estimating and managing specific projects.
Requires the ability to travel to branch offices and attend conventions and industrial trade shows, with overnight stays.
Requires a college degree preferably in business or finance.
Requires experience with program/project management, creating budgets, gathering customer requirements, developing project based business cases. Experience with commercial real estate preferred.
