Serves as lead worker in the inspection of building systems and the completion of maintenance functions. This may include the alteration of building systems to meet current needs.

Required Qualifications

Five years of experience in any combination of HVAC, plumbing and electrical building or mechanical buidling trades. Demonstrated ability to work independently to complete projects requiring multiple crafts or trades including plumbing, HVAC, electrical, sheet metal, painting and carpentry.

Preferred Qualifications

Plumbing and Air Conditioning experience.

30% Routinely inspects equipment and building systems to ensure that they are functioning correctly. Performs preventive maintenance functions on equipment and building systems.

40% Troubleshoots, maintains, repairs and alters existing equipment and building HVAC systems. Alters, installs, tests, and calabrates HVAC controls (pneumatic and Electric/Electronic) for valves, dampers, etc. Balance and document air distribution systems for supply, return, exhaust and other unique applications. Installs and tests plumbing devices for coils (reheat, chilled water, steam, etc.)

20% Services, repairs or replaces electrical appliances, motors, fuses, switches and outlets in order to provide efficient and well maintained electrical service by selecting proper materials, reading electrical schematics and using electrical instruments and hand tools.

10% Provides daily progress reports to the maintenance supervisor regarding status of projects with regard to projected times to completion, difficulties encountered, and actions undertaken to remedy those problems.
