We are seeking a Financial Analyst who will be responsible for developing and maintaining complex and detailed financial models to evaluate cash flows, test scenarios, and to ensure the operational performance of military housing projects or future business lines. The Analyst may support a VP or Sr. VP in investment analysis, feasibility studies and implementation of business growth opportunities, improving the technological capabilities of the department, and other corporate initiatives. Includes:
  • Perform sensitivity analyses with different scenarios of interest rates, cash flows, development costs, and other metrics
  • Work closely with project teams and relevant operating departments to ensure projections are achievable and well-considered
  • Investigate opportunities for further debt raises on existing installations and offer projections of when that may be possible
  • Review existing financial processes and develop action plans to implement systematic solutions and/or streamline processes
  • Support installations in their needs for scope changes , debt raises, major decisions, ongoing reporting, budget analyses, annual site visits, and proforma overlay analyses
  • Interface with property management and construction departments to resolve discrepancies in loan / property data, construction costs and construction draws, understand current performance
  • Maintain working proforma, integrate actual and budgeted data, and most up-to-date assumptions so that requested information critical to decision-making can be communicated efficiently
  • Provide monthly surplus / deficit report, highlighting variances of projections to benchmarks by activity; work with installation team to provide explanation of variances and potential risks and opportunities
  • Complete monthly Financial reporting including debt coverage analysis, restricted loan funds earnout testing, tracking of actual and projected project performance
Required Experience
  • 1-4 years finance experience in the real estate industry and/or corporate finance
  • BA/BS in Finance, Economics, or other quantitative discipline; MBA preferred
  • Advanced knowledge of Microsoft Excel modeling techniques, financial analysis tools and methods
  • Familiarity with database reporting/query software (Yardi Voyager, Cognos, Timberline) or Bloomberg
  • Strong analytical, communication, and problem-solving skills; detail-oriented and organized
  • Ability to work independently or as part of a team, under tight timelines and pressure
  • Ability to travel up to 20% of the time
