Job Title: General Maintenance Technician
The General Maintenance Technician (GMT) will be directed and work under the supervision of Facility Management, and is responsible for performing maintenance duties per Facility Management. The GMT will respond to emergencies and/or be scheduled to perform a set amount of functions at the customer’s request. The GMT will take "ownership" of building maintenance needs and perform trouble shooting as necessary. The GMT will interface with the customer facilities department and provide them feedback on visual inspections of building and system conditions.
The GMT position requires a person capable of working independently, yet who can follow the directions of others. The position also requires a person able of displaying initiative to resolve issues prior to customer complaints. Excellent maintenance skills are essential as well as a thorough understanding of customer policies and procedures. The technician must be organized, responsive and follow-through with each and every request to help ensure that customer satisfaction is achieved. The ability to maintain, track and anticipate inventory needs is mandatory. The GMT must take initiative in dealing with routine issues (e.g. plumbing, lighting, electrical and HVAC) as they are discovered. The GMT needs to be able to adhere to a routine schedule while being faced with interruptions. Reporting is required but heightened verbal communication of management needs and facility issues must be exhibited.
Key Duties & Responsibilities:
Maintenance Technician shall be available for after hours service calls to respond and take necessary corrective actions as coordinated with Management and tenants.
General HVAC maintenance – Diagnose for minor repairs needed and respond appropriately.
Monitor and adjust Heating and Cooling system(s)
Contact and direct vendors, when necessary.
Basic electrical and plumbing maintenance.
Maintain the serviceability of the restroom equipment: toilets, urinals, drains, sinks, shower fixtures, paper towels and soap dispensers, deodorizers and partition hardware.
Maintain overall appearance of interior/exterior of building.
Post building alert notices and remove outdated postings.
Minor carpet repair and painting when necessary.
Roof inspection and minor repairs.
Supervise and control fire inspection and fire extinguishers. Inspect and maintain all Doors, Door Hardware and Lock Systems. Service and maintain sinks and drains in kitchens where required.
Order and maintain a working inventory of equipment and necessary tools. Recognize repetitive trouble areas when experiencing repeat calls or recurring situations Report and coordinate facility needs with management Adhere to comprehensive Web based Preventative maintenance program.
Associates Degree or completed apprenticeship in a related field, or High School Diploma combined with relevant work experience
EPA 608 Universal License/Certification required
