Transwestern, a national full service commercial real estate company, seeks an experienced general manager to work in its New York City, NY, property. The General Manager is responsible for the implementation and administration of policies, procedures, and programs on a day-to-day basis that will assure that the project(s) are well managed. It is also the responsibility of the General Manager not only to exhibit legendary customer service when communicating with tenants, prospective tenants, owners, and vendors but also to focus on productivity and results.
ESSENTIAL JOB FUNCTIONS:
Professionally represent TW while adhering to the terms and condition of the management agreement.
Accurately, on a timely basis, communicate the Owner’s needs and requirements to the assigned TW staff.
Initiate and execute day-to-day operational procedures which include safety, risk management, efficiency, and quality standards.
Financial, personnel, and administrative duties/functions.
Management agreement administration, analysis, review and feedback to owners and TW.
Maintenance programs for property interior and exterior, as well as building systems.
Build-outs, renovations, tenant move-ins, and move-outs and vacant space spruce-ups.
Screen, hire supervise and train staff as required, which may include: Property Manager, Assistant Property Manager, Administrative Assistant, on-site accountant.
Initiate, contract, and administer all necessary services to maintain and enhance the value, the operating efficiency, and the physical appearance of the property, including building engineer and engineering staff.
Contract services, including housekeeping/janitorial, window cleaning, landscape maintenance, security, parking, metal refinishing, etc.
Quality and performance standards for engineering and contractors ensuring compliance with agreements.
Maintaining current certificates of insurance for all contractors.
Develop/administer property business plan with capital and operating budgets.
Manage and coordinate day-to-day financial transactions including accounts receivable, accounts payable (taking advantage of all available discounts), collection of all rents, miscellaneous income, and charges, and accurate and up-to-date maintenance of required financial records and files.
Participate and represent TW in professional affiliation activities such as BOMA, IREM, etc.
Preferably, a bachelor’s degree in Business Management, Finance, Accounting, or Human Resources Management related discipline
Real Estate License is required
At least three years (continuous in one operation) and minimum ten years of recent Property Management experience, comparable with the property under consideration in terms of commercial, ownership, tenant lease arrangements, square footage, production leasing specifically relating to entertainment industry, etc.
Must have intermediate to advanced Microsoft Word, and Excel proficiencies, and Accounting Software such as MRI, RPAY, Avid and Kardin proficiency preferred
Ability to keep information strictly confidential
Strong desire to succeed in an entrepreneurial environment
Must be able to handle multiple projects, changing priorities and a continually heavy work load
Exceptional oral and written communication skills
Strong customer service/tenant orientation
Communicates by telephone, fax, e-mail, video conferencing, satellite broadcasting and in-person
Uses office an audio visual equipment
Uses a computer several hours each day
