Responsible for the overall cleanliness, upkeep and curb appeal of the community including the grounds, amenities, building exteriors and leasing office, parking lots and other common areas of the community. Duties include cleaning of driveways, parking lots, curbs, dumpster areas, exterior hallways, or any other public area; maintenance of property flowerbeds, plants, and grass areas; snow removal; and pool cleaning or routine pool maintenance. May prepare vacant apartments and complete resident requests for service, as directed by the Maintenance Supervisor. Performs all of the above within the quality and time standards established for the community and in accordance with applicable laws and Company policies.
ESSENTIAL JOB FUNCTIONS:
Inspects property common areas, apartment units and grounds on a regular basis and works with community staff to make sure that the propertyâs appearance is acceptable.
Gathers and properly disposes of litter and debris including but not limited to cigarette butts, papers, cans, leaves, etc. found on the community including the pool, laundry room, mail, dumpster and recreation areas.
Sweeps and maintains driveways, parking lots, curbs, dumpster areas, exterior hallways and all other public areas as directed by the Maintenance Supervisor or Community Manager.
Maintains community flower beds by pruning, weeding and watering as needed. Plants flowers, shrubs, and other ground material as requested.
If applicable, monitors pool and spa chemicals daily and maintains log books as required by the health department.
Maintains and cleans pool and spa as needed.
If applicable, provides snow removal to walks, drives and porches as needed.
Maintains exterior lighting by changing light bulbs as needed.
Maintains the ground equipment which may include repairs and preventive maintenance as needed.
Provides assistance to the maintenance staff as needed.
Moves heavy objects and operates various machinery such as lawnmowers, hedge-trimmers, etc.
Monitors and reports any insect damage and/or plant disease affecting community landscape to the Maintenance Supervisor.
Reports any maintenance concerns for repairs on vacants, models, clubhouse, and/or common areas to the Maintenance Supervisor.
Assists the Maintenance Supervisor and Community Manager on special maintenance projects, as requested.
Installs and/or removes external temporary signage and decorations.
Assists in preparing all vacant apartments to a market-ready condition, as requested.
Delivers various communications to residents as needed.
Assists other staff members as needed.
Maintains open communication with other members of the community staff.
Maintains the maintenance storage area in a neat and organized fashion.
Represents the Company in a professional manner at all times.
OTHER JOB FUNCTIONS:
Attends and participates in training seminars as requested.
Attends and assists with resident social functions and activities.
May be requested to operate motorized vehicle to pick up supplies and run errands as necessary.
Performs other duties as assigned.
SKILLS, EDUCATION AND EXPERIENCE:
Experience or knowledge of lawn care, trees, shrubs and pool maintenance is preferred. Must be able to lift heavy equipment and safely operate small hand tools and mechanical equipment. Must be able to lift and work with heavy equipment. The ability to work independently, follow instructions and pay close attention to detail is required.
