The HVAC Manager reports directly to the Building Maintenance Superintendent and directs the activities of University employees involved in the design, installation, repair and maintenance of the HVAC systems and associated equipment in University facilities. Responsibilities include developing and implementing training schedules of HVAC personnel, establish work schedules, develop and implement new methods and procedures designed to improve the indoor air quality of the facilities at the University. The HVAC Manager is directly responsible for maintaining the HVAC and mechanical systems for all University facilities. The HVAC Manager must have good knowledge of chiller maintenance and design.
Essential Duties and Responsibilities
Directs and supervises the activities of HVAC Technicians.
Establishes work schedules for subordinates. Schedules and develops quality training for HVAC Technicians.
Inspects university facilities to find any deficiencies in the HVAC Systems.
Reviews and inspects work of HVAC workers. Supervises the maintenance and repair of HVAC controls and related devices.
Supervises the maintenance and repair of chillers and related equipment.
Generates reports regarding the facilities HVAC systems Communicates verbally and in writing with University Administrators involving facility HVAC systems.
Responsible for maintaining good fiscal management of HVAC budget.
Requisitions and maintains supplies and equipment in an orderly manner.
Analyzes and resolves work problems or assists workers in solving work problems.
Resolves grievances and personnel problems.
Operate computerized management systems. Perform duties of an HVAC technician, as needed.
Other Duties and Responsibilities
Studies and standardizes procedures to improve efficiency of subordinates.
Assist the Building Maintenance Superintendent in other areas of building maintenance.
Assists as liaison between Facilities Management and University departments regarding scheduling of maintenance.
Assists in developing budget for HVAC maintenance.
Makes studies, prepares reports, and develops programs necessary for improvement of operations in HVAC maintenance.
Assure that recognized procedures and techniques are followed.
Assure compliance with applicable safety codes in work performed.
Performs other job-related duties as assigned by supervisor.
Supervises staff and work schedules seven days a week.
The HVAC Manager reports to the Building Maintenance Superintendent. This position interacts with contractors, vendors, governmental officials, faculty, staff, students, alumni and other University constituencies. Reporting directly to the HVAC Manager are the HVAC Technician III , HVAC Technician II and HVAC Technician I.
Bachelor Degree in Industrial Technology with emphasis in HVAC or related field with minimum of four years supervisory experience with maintenance or construction staff in chiller/ HVAC maintenance; or Associate/Vocational Degree in HVAC , Industrial Technology with emphasis in HVAC , or related chiller training from a industry leader such as Trane, Carrier, York (minimum 500 hrs) with minimum of eight years supervisory experience with maintenance or construction staff in chiller/ HVAC maintenance or high school diploma and twelve supervisory experience with maintenance or construction staff in chiller/ HVAC maintenance Familiarity with building and governmental codes. Ability to communicate well, both written and verbally, with all members of a university community. Must be in good physical condition. Valid Kentucky driver license required.
Additional Desirable Qualifications
Additional education and/or experience in chiller maintenance/cooling towers up to 500 ton units (screw, centrifugal, and reciprocating types). Experience on a university campus or similar setting. Supervisory and training experience.
Strenuous physical labor and heavy lifting are required.
Position may be assigned day, evening, night or weekend work schedule. Overtime may be required during special events or emergencies. Both indoor and outdoor work in all types of weather conditions. Strenuous physical labor and heavy lifting are required. (May be required to wear pager).
