JOB TITLE: Lease Auditor

DEPARTMENT: Company Growth & Development

REPORTS TO: Rent Administration Manager

SUPERVISES: N/A

GENERAL SUMMARY:

This position is responsible for effectively auditing $36 million in occupancy related charges to ensure compliance with lease document. Primarily cam, tax and insurance invoices as paid through the Expense Reconciliation and Variable Expense Modules in Real Estate Manager. Provide quality control for Rent Administration by ensuring proper controls are in place to provide accurate payments. Audit vendor changes to ensure accuracy of documentation submitted and determine Rent Administration is in compliance with SOX in relation to separation of duties.

DUTIES and RESPONSIBILITIES:

Performs intensive rigorous audits of lease charges related to cam, tax, insurance and vendor changes. Research to include utilization of industry related websites to determine accuracy of expenses.

Monitor the overall quality control with the inputting of lease related data including expense information into our portfolio management database (REM). Communicate inaccuracies to Rent Administration Manager, Rent Supervisor, Sr. Mgr. Lease Administration and Mgr. Lease Renewals.

Communicate extensively with Rent Administration Manager and Rent Administration Supervisor to discuss findings, disputes and resolutions for collections of overpayments.
·
Administer functionality and processes for Expense Reconciliation Module. Partner with Rent Administration Manager for future upgrades with REM.
·
Develop and maintain processes and procedures for Rent Administration’s accounts receivables.
·
Partner with Rent Administration Manager and Legal Department to resolve disputed cam, tax and insurance related expense.
·
Partner with Rent Administration Manager and Tax Department to develop an effective tax appeal process.
·
Participates in lease-accounting related projects and special projects as required by Rent Administration Manager.
·
Generate reports (Business Objects) to assist with analyzing payments on audits. (REM)
KNOWLEDGE and SKILLS:

Intensive knowledge of complex lease issues.
·
Proven analytical and problem solving skills.
·
Proven ability to work with massive amounts of numbers.
·
Proven negotiation skills with landlords, and or their agents.
·
Proven self-starter with excellent organizational skills in order to balance multiple projects and produce accurate data in a high-productive, deadline-oriented environment.
·
Knowledge of and experience in accounting.
·
The vision to seek out and to recommend process improvement opportunities.
·
Ability to work independently as well as be a team player in a customer driven environment.
WORK EXPERIENCE and/or EDUCATION:
·
Bachelor’s degree required plus 3-5 years work experience in Real Estate or related field, or 7-8 years minimum work experience in Real Estate or related field required.
