The primary responsibility is to satisfactorily perform general leasing functions and complete compliance paperwork.
Maintain/Assign units from the waiting list for Section 8- will work with Senior Compliance Technician
Sends letters for offering units/cancelations/denials based off of the Section 8 waiting list- will work with Senior Compliance Technician
Assists with Prospects in taking MI applications and getting 3rd party verifications signed (all other required compliance paperwork will be done by the compliance technicians)
Prepares all resident files to include all preparatory paperwork.
Prepares completed move-in packets and maintains a supply of all pertinent materials.
Assists with move-in and move-out procedures including unit inspections.
Follows through with lease renewal including typing of pertinent forms.
Prepares all move-out material for property manager.
Manage prospects by answering incoming calls, returning calls promptly, and showing apartments
Assists applicants with the application process by explaining all applicable forms. Ensures applications are accurate and complete.
Conducts credit and criminal background checks for applicants. Notifies rejected applicants immediately in writing.
Submits completed applications to property manager for approval.
Contacts and offers units to approved applicants.
Shops comparable projects in the marketplace monthly.
Develops community contacts to maximize the general awareness of the housing community and its advantages.
Updates all applicable referral agencies.
Follows up on all prospective residents in a timely manner.
Input all traffic and applications in the property management system, Real Page daily.
Informs management of common areas in need of cleaning or repair.
Inspects daily curb-appeal.
Aids in keeping management office and lobby areas neat and clean at all times. Handles resident relations in a proper manner.
Works closely with resident services staff to meet resident needs individually and as a group.
Inspects vacancies before move-in.
Schedules and conducts orientation for all new move-ins Updates turnover information on a daily basis to include gathering of move-out and move-in times.
Works on the last day of the month and the first of the following month.
High school graduate or equivalent.
Post secondary coursework in property management, business or real estate or equivalent experience preferred.
Knowledge of government subsidy programs.
Minimum one-year leasing/office experience.
Demonstrated proficiency and accuracy with numbers.
Excellent verbal, written and interpersonal skills.
Work overtime when necessary.
Office hours may vary due to the specific needs of the property as determined by the property manager or regional manager.
