Job Summary: Acts as liaison between broker, Account Executive and Underwriter throughout the loan process from submission through final disposition of the loan. Work effective with broker and Sales Manager to effectively manage pipeline and achieve desired closing ratio.
Essential Job Functions
Communicate with loan originator, underwriter or Account Executive as required to ensure all parties are aware of loan status and any outstanding requirements ensuring quality customer service experience and adherence to established guidelines Provide status updates on loans as requested by brokers and/or Account Executive Follow up with broker for outstanding approval and funding conditions Respond to internal and external customer inquiries on loan conditions and/or documentation requested for approval or funding Negotiate and work to resolve problems with the broker as it relates to pricing, program changes and reworks to the loan request Review conditions received for accuracy, signs off conditions within assigned authority and/or forwards conditions to Underwriting for review in a timely manner Verify that broker has received notification of loan approvals or suspense conditions Work closely with broker on any required change of circumstance and ensure re-disclosures are processed within the required time frames Follow up with AMC on completed appraisal reports as required Order required verifications as outlined in policies & procedures such as 4506T, VOE, VOD and SS validations Order flood certifications Order loan documents Assist brokers with broker portal questions/functionality Review HMDA data for accuracy on loans denied, approved but not accepted, withdrawn, or closed for incompleteness and generates Notice of Adverse Action in compliance with federal requirements Act as a role model of the companys values, acting in an ethical and professional manner at all times Perform other duties and special projects as required
Essential Job Skills
Working knowledge of FHA/VA regulations and FNMA/FHLMC and investor underwriting guidelines Maintain working knowledge of all loan programs to ensure loans conform with program requirements through the loan process and to able to answer questions as needed Working knowledge of lending compliance and regulations Ability to identify and resolve problems in a timely manner Strong organizational and interpersonal skills Clear understanding of the implications of customer service Excellent verbal and written communication skills Strong attention to detail and accuracy Strong organizational and time management skills Ability to multi-task and work in a deadline driven environment Ability to work effectively in a team environment Effectively manage the pipeline to achieve targeted closing ratios Ability to work independently, handle detail and maintain confidentiality Effective decision-making, customer service, sales, customer support and problem-solving skills
Qualifications and Experience
Minimum of 3 years proven and progressive mortgage lending experience, or equivalent Intermediate level of proficiency in Microsoft Office (Word, Excel, PowerPoint) programs Basic underwriting skills as it relates to reading title, calculating income , reading a credit report and basic understanding of an appraisal Working knowledge of the mortgage process, including pricing, registration, processing and closing Basic knowledge of RESPA 2010, HMDA, MDIA and Appraisal Independence Requirements (AIR)
