This position is responsible for performing preventive maintenance and repair duties in town-owned public housing units.
Essential Duties and Responsibilities:
Assists in conducting inspections of public housing units and buildings to ensure compliance with safety regulations, local codes, and department policies.
Maintains electrical wiring and fixtures by repairing or replacing switches, receptacles, and electrical controls; installs meters, panel boxes, fixtures, and ceiling fans.
Replaces ballasts, security lights, and light bulbs.
Maintains and repairs furnaces and heating systems, including replacing filters.
Moves, sets up, and installs electrical appliances.
Installs smoke detectors and thermostats.
Maintains plumbing systems by repairing or replacing fixtures, pipes, and drainage systems; clears clogged pipes; installs plumbing in new or remodeled buildings.
Repairs appliances, including stoves, vent hoods, refrigerators, and water heaters.
Replaces water heaters.
Installs and repairs walls, ceilings, and windows.
Installs and repairs roofs.
Assists with carpentry and other repair and maintenance duties as needed; installs sheet-rock and dropped ceilings.
Finishes surfaces, including painting, staining, and varnishing; hangs wallpaper.
Installs vinyl flooring and floor tiles.
Strips, buffs, and waxes floors.
Forms, pours, and finishes concrete.
Repairs and replaces locks and doorknobs.
Washes and cleans assigned vehicle.
Distributes inspection notices to tenants.
Completes work orders; maintains record of activities performed.
Performs other related duties as assigned.
KNOWLEDGE OF :
Standard practices, methods, materials and tools of the electrical, carpentry, heating, air conditioning, and/or plumbing trades.
Heating and electrical testing equipment
Safety practices and procedures
Town and department policies and procedures
Use a variety of hand and bench tools.
Communicate effectively orally and in writing.
Perform mathematical calculations at a level commonly associated with the completion of high school or equivalent.
Establish and maintain effective working relationships with others.
EDUCATION AND EXPERIENCE :
An equivalent combination of education and experience that provides the required knowledge, skills and abilities to perform the duties of the job. Education
Two years of related experience or the completion of a recognized apprenticeship/internship program.
The possession of or ability to readily obtain a valid driver's license issued by the State of North Carolina for the type of vehicle or equipment operated.
