JOB SUMMARY : Supervisory position; primarily responsible for scheduling & tracking the proper and timely preventive maintenance of all Ranch buildings and equipment; scheduling and tracking all Critical Eye Inspections, including inviting EC members & designating areas to be inspected. Maintains accurate records of all Preventive Maintenance & Critical Eye Inspections including assignment of all deficiencies found.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Percentage of time spent on each task.
Coordinates all Preventive Maintenance tasks & Critical Eye Inspection items with the appropriate Engineering Assistant Manager to insure timely completion.

Provides & maintains accurate, up to date CMMS input for scheduling and tracking of PM & CE

Assists Director with Capital Project scheduling & oversight as needed

Assists Engineering Assistant Managers & Office Manager as needed

Other Duties and Responsibilities: Performs property inspections; suggests changes in assignment of tasks to increase efficiency of PM & CE Programs; suggests plans to motivate staff to achieve work goals.

MANAGEMENT REPONSIBILITIES: CMMS, PM, CE, will vary with applicant’s skill set. Education/Experience/Minimum Requirements:
  • Education: Completion of courses in Construction, Remodeling, and/or Property Management or equivalent verifiable experience.
  • Experience: Must possess five to seven years in Construction, Remodeling, Property Management/Maintenance, or a verifiable combination thereof.
  • Knowledge, Skills & Abilities: Must possess very strong computer skills; including all Microsoft Office applications, knowledge of Access or other similar data base applications (required); experience learning various company-specific software; experience in administration of a CMMS; experience in data entry. Must possess good organizational, written, and verbal skills; able to read and analyze technical procedures, write reports, and effectively respond to questions from managers and staff. Must be able to work effectively with a variety of people, handle stressful situations, and meet deadlines. Must adhere to and insure that staff adheres to both Departmental and Ranch safety policies.
