ANNUAL SALARY: $59,134.40 to $80,745.60 plus excellent benefits package, including 2.0% @ 62 PERS Retirement, employee contributes 50% of the total normal cost of the pension plan at an adjustable rate.

ESSENTAIL FUNCTIONS: Under general supervision, supervises the building, facilities and grounds maintenance, and trades staff performing maintenance and modification of Authority owned, leased, or managed buildings and facilities; schedules and assigns maintenance work. Plans, schedules, assigns, and supervises the work of assigned maintenance, trades, and grounds personnel, and determines priorities of projects; ensures adherence to safety policies and procedures. Supervises personnel performing general maintenance and repairs on equipment and facilities; inspects grounds and buildings to determine the need for repairs, renovation, cleaning, and extermination. Estimates labor and material needs and costs; makes recommendations to supervisor; order supplies and materials. Prepares purchase order and requisition forms; monitors inventories. Establishes procedures for on-call personnel within adopted guidelines and responds to calls as needed. Maintains accurate time, materials, work, and service records; prepares periodic and special reports. Remains abreast of new equipment, service and parts manuals and procedures and techniques; implements more efficient methods and equipment whenever possible. Assists supervisor in determining the need for contracted maintenance services, repair work; inspects work in progress and upon completion to ensure contract compliance, cleanliness, safety and adherence to procedures. Provides training and instruction to subordinates regarding designated work assignments; may assist in the more difficult maintenance duties. Maintains performance and progress reports of subordinate employees. Assists in the planning and preparation of the department’s budget and monitors expenditures. Performs other job-related essential functions as required.
KNOWLEDGE, SKILLS & ABILITIES: Knowledge of principles of supervision and training, safe working practices and procedures, basic record keeping, inventory control and requisition of supplies, plans, specifications, equipment/tools, and service manuals relative to building maintenance, general building and grounds maintenance systems, procedures and techniques. Ability to write reports, prepare purchase orders and requisitions, evaluate employee performance, communicate effectively, both orally and in writing, supervise and train a group of employees, operate a variety of equipment and tools associated with general building and grounds maintenance, prepare budget estimates and monitor expenditures, establish and maintain effective working relationships.
QUALIFICATIONS: Any combination of education, training, and experience that provides the required knowledge, skills, abilities such as: high school diploma or equivalent AND four (4) years of increasingly responsible experience in general building or grounds maintenance, including one (1) year in a supervisory capacity. Must posses a valid Class C California Driver’s License.
